SRS Real Estate Partners Closes $10.975 Million Heritage Station Retail Sale in Bradenton, Florida
SRS Real Estate Partners has completed the $10.975 million sale of Heritage Station, a newly developed retail property located at 7815 State Road 64 in Bradenton, Florida, the firm announced June 10. The transaction involved a 13,538-square-foot, two-building retail center situated on 2.89 acres and delivered in early 2026 at 100% occupancy.
Deal Details: Tenancy, Pricing, and Parties
Heritage Station is fully leased to a roster of national tenants including Aspen Dental, Chipotle, Five Guys, Einstein Bros. Bagels, and America's Best Contacts & Eyeglasses. At $10.975 million for 13,538 square feet, the transaction reflects a price of approximately $810 per square foot.
The buyer was a Minnesota-based private investor who acquired the property through a 1031 exchange. The seller was a joint venture between SREG, an Atlanta-based retail developer specializing in credit, build-to-suit, and multi-tenant projects across the Southeast, and Bones Investment Group, a Tampa-based private real estate fund for professional athletes.
SRS Capital Markets Executive Vice President & Principal William Wamble and Senior Managing Principal Patrick Nutt represented the seller and developer in the transaction.

Heritage Station is strategically positioned at the intersection of State Highway 64 and River Heritage Boulevard, adjacent to Marketplace at Heritage Harbour — a Costco- and Target-anchored shopping destination encompassing nearly 500,000 square feet of retail, fitness, and entertainment space. The surrounding trade area is supported by more than 129,900 residents and 28,800 employees, according to the firm.
The property sits within one of Bradenton's fastest-growing retail corridors, according to SRS, benefiting from continued population growth, new real estate development activity, and strong economic fundamentals throughout the market.
Ongoing Joint Venture Partnership
The Heritage Station sale represents the first completed transaction in what SREG and Bones Investment Group have described as an ongoing development partnership. The two firms indicated they plan to introduce additional projects across the Southeast in the future.
