SRS Real Estate Partners Fully Leases 10,688-SF Retail Development Near BWI Airport in Linthicum Heights, MD
SRS Real Estate Partners has announced the full lease-up of a ground-up, 10,688-square-foot retail center at 1709–1713 W. Nursery Road in Linthicum Heights, Maryland, located approximately four minutes from Baltimore/Washington International Thurgood Marshall Airport (BWI). The retail development, owned by a Washington, D.C.-based private investor and developer, is now 100% occupied by five quick-service and fast-casual tenants.
Tenant Mix and Property Details
The newly developed retail center is leased to Paris Baguette, Buffalo Wild Wings GO, Sardi's Peruvian Chicken, Tropical Smoothie Café, and Jersey Mike's Subs. The property benefits from direct access to Interstates 195 and 295, offering visibility to both local and commuter traffic. The surrounding corridor serves approximately 22.8 million annual travelers through BWI Airport, more than 21,000 nearby employees, and a dense concentration of hotels within a one-mile radius.
SRS Real Estate Partners handled leasing for the project on behalf of the ownership. Managing Principal Arris Noble and Vice President Rachel Callender represented the landlord in the transaction.
Airport-Adjacent Retail Strategy
According to SRS Real Estate Partners, the lease-up reflects retailer interest in locations adjacent to major transportation hubs. Managing Principal Arris Noble cited the corridor's built-in customer base as a key factor in attracting quick-service and fast-casual operators.
"This project demonstrates how retailers are increasingly targeting airport-adjacent corridors to capture both transient and local demand," said Noble. "With a built-in customer base of travelers, hospitality guests and a dense workforce, these locations provide consistent traffic throughout the day, which is especially attractive to quick-service and fast-casual concepts."
Vice President Rachel Callender pointed to supply constraints in the corridor as a driver of leasing activity.
"The pace of leasing activity we're seeing in this corridor reflects a broader shift in retailer strategy," said Callender. "Airport-adjacent locations offer a unique combination of daily workforce demand, traveler traffic and limited new supply, making them highly competitive for expanding brands."
Hospitality Proximity Adds Demand Layer
The property's location within a corridor that includes multiple hotels within one mile adds foot traffic beyond the airport's traveler base. The press release identifies BWI's approximately 22.8 million annual travelers, a nearby workforce of more than 21,000 employees, and hotel guests as the primary demand sources cited by the ownership's leasing team.
