Michigan-based Stagecoach Capital has acquired Wyndham Lakes, a 246-unit independent living, assisted living, and memory care community located at 10660 Old Saint Augustine Road in Jacksonville, Florida's Southside/Mandarin submarket. Public records reflect a recorded sale price of approximately $30.94 million, or roughly $126,000 per unit, for the stabilized campus.

Berkadia announced the transaction on August 14, 2026. Senior Managing Directors Mike Garbers, Cody Tremper, Dave Fasano, and Ross Sanders of Berkadia Seniors Housing & Healthcare represented the seller, a California-based owner identified in public records as Pacifica Augustine Road LLC, an entity tied to Pacifica Companies of San Diego.

Deal Structure and Pricing

The recorded consideration of approximately $30.94 million contrasts with Stagecoach Capital's own acquisition materials, which characterize the purchase price as $35 million against a $45 million as-is appraised value. Stagecoach describes the gap as roughly $10 million of built-in equity at signing. The discrepancy between the deed record and the figure cited in Stagecoach's offering materials may reflect capitalized costs, earn-outs, or structuring differences between recorded consideration and total investment economics.

At the recorded price, the transaction represents an increase of approximately 60% over the property's 2016 purchase price, which was roughly $79,000 per unit. Stagecoach's materials project a post-stabilization valuation of approximately $60 million, with a refinance targeted around month 17 of ownership to return investor capital.

The property is licensed for 261 beds across its 246 rentable units, reflecting multiple-occupancy configurations in its assisted living and memory care sections.

The community was well-occupied at the time of closing. Stagecoach Capital describes the asset as stabilized at 96% occupancy and cash flowing on day one. Advertised starting rents for independent and assisted living units begin around $2,495 per month, with memory care costs ranging from approximately $2,800 to $3,500 per month before additional care fees.

Prior to the sale, the property operated within the Pacifica Senior Living network.

Stagecoach Capital's Operating Strategy

Stagecoach Capital will assume operations at the community following the acquisition. Berkadia's announcement states that the buyer intends to expand the community's acuity mix going forward.
