Standard Communities Completes Acquisition of 124-Unit The Meadows in Roseville, MI

Standard Communities, a national affordable housing investor and developer, has completed the acquisition of The Meadows, a 124-unit family community in Roseville, Michigan, the firm announced March 10, 2026. The acquisition marks Standard Communities' second investment in the state.
Acquisition Details and Affordability Structure
The Meadows is located in Roseville, a suburb approximately 15 miles northeast of downtown Detroit. The property consists of 21 residential buildings and a centralized leasing and community building. At closing, all 124 units are income-restricted and supported by project-based Section 8 Housing Assistance Payment contracts. Of those units, 111 are restricted to households earning at or below 60% of Area Median Income and 13 are restricted at 40% AMI.
Affordability was extended through a 20-year Section 8 renewal via a Housing Assistance Payment assignment and assumption and mark-up-to-market structure. The U.S. Department of Housing and Urban Development approved the contract renewal.
"This acquisition builds on the momentum of our first Michigan investment and deepens our commitment to the state," said Jeffrey Jaeger, Co-Founder and Principal of Standard Communities. "The Meadows allows us to preserve much-needed housing for families while reinvesting in the community and strengthening our long-term presence in Michigan."
Financing and Public Partnerships
Financing was completed in partnership with the Michigan State Housing Development Authority, which served as tax credit allocator and bond issuer for the transaction. The City of Roseville supported the deal through a new Payment in Lieu of Taxes agreement. The transaction price and loan amount were not disclosed.
$10.5 Million Renovation Plan
Standard Communities will complete a comprehensive tenant-in-place renovation totaling approximately $10.5 million. Planned apartment upgrades include quartz countertops, stainless steel appliances, luxury vinyl plank flooring, refreshed bathrooms, and upgraded lighting. Community amenity improvements will include a new fitness and business center, along with site enhancements such as a playground, barbecue area, landscaping upgrades, and improved security systems.
As part of the rehabilitation, Standard Communities is pursuing Enterprise Green Communities certification for the property.
"This investment reflects our long-term commitment to Michigan," said Jessica Mackenzie, Senior Managing Director at Standard Communities. "Through disciplined execution and strong public partnerships, we're ensuring The Meadows remains a stable, modern community for families for decades to come."
Standard Communities Portfolio
Standard Communities manages a portfolio of more than 27,500 units and over $6 billion in assets under management across 22 states and Washington, D.C. The Meadows acquisition represents the firm's second investment in Michigan, advancing its strategy of expanding in markets where it can preserve long-term housing stability through partnerships with state and local agencies.
