Stiles Acquires $12.5M Site for Retail Development in Wesley Chapel's River Landing Community

Stiles has acquired approximately 24.45 acres in Wesley Chapel, Florida, for $12.5 million to develop a retail project within the River Landing master-planned community. The site is located at the southwest corner of State Road 56 and Morris Bridge Road in one of Pasco County's fastest-growing submarkets.

The commercial real estate development firm, which has a 75-year history across the Southeast, announced the transaction on February 11, 2026. Nancy Surak with Land Advisors Organization's Tampa Bay office represented Stiles as the sole broker in the deal.

Strategic Positioning in High-Growth Corridor

The retail development will serve the approximately 800-acre River Landing master-planned community and the adjacent Two Rivers master-planned community, which is expected to deliver approximately 7,500 homes at full buildout.
