Stockdale Capital Partners has signed four new office leases totaling approximately 25,000 square feet at 20 Greenway Plaza, a 433,132-square-foot Class A office building in Houston, Texas, the firm announced June 30. The transactions push the building's cumulative new leases and renewals to more than 132,000 square feet over the past nine months.

New Tenants and Lease Details

The four incoming tenants span the energy, commodities, and technology sectors. BrightNight Power, a next-generation power and digital infrastructure company headquartered in West Palm Beach, Florida, will occupy 8,765 square feet on the 10th floor. PowerTransitions, a Houston-based company that acquires and rejuvenates operating and retired power generation and industrial facilities, will take 8,348 square feet on the 8th floor.

Nosh Franchise Inc., a tech-focused, health-conscious meal delivery business, leased 4,207 square feet on the 3rd floor. AB Commodities, which finances, stores, and transports bulk materials including crude oil, refined petroleum, and liquefied natural gas, will occupy 3,676 square feet on the building's ground floor.

Tenant representation for the transactions was handled by Eric Anderson, Evelyn Ward, and Avery McGahee of Transwestern for BrightNight Power; Dan Boyles of Partners for PowerTransitions; Steve Rocher of CBRE for Nosh Franchise Inc.; and AJ Jandali of KW Commercial for AB Commodities.

Building Specifications and Recent Capital Improvements

Located at the northwest corner of Norfolk and Cummins streets, 20 Greenway Plaza features a stair-stepped architectural profile and black reflective glass envelope. The building holds a WiredScore Platinum certification and is equipped with redundant power feeds, backup generators, raised flooring flexibility, and EV charging infrastructure.

Stockdale Capital Partners has undertaken a series of capital improvements at the property, including the delivery of a game room, a fitness center, a café, flexible conferencing spaces, and outdoor collaborative areas. The building also offers a high-ratio parking footprint and direct access to Highway 59, the Westpark Toll Road, and the 610 Loop, with walkable proximity to retail, dining, and entertainment options in the surrounding district.

The building's current tenant roster also includes CannonDesign, which recently relocated to the property.
