T2 Capital Management Launches Base Living, Names Tyler Yates to Lead Property Management Platform

T2 Capital Management, a Wheaton, Illinois-based private equity real estate firm with more than $1.6 billion in assets under management, has launched Base Living, a wholly-owned property management company designed to bring operational oversight of its portfolio in-house. The firm named Tyler Yates as Director of Property Management to lead the new venture.

At launch, Base Living manages more than 850 multifamily units across three properties and one 1-million-square-foot industrial property within T2's portfolio. The company is headquartered at 100 N. Main Street, Wheaton, Illinois, co-located with T2's offices.

Tyler Yates Tapped to Lead Operations Across Three States

Tyler Yates joins T2 from Kairos Living, where he served as Vice President of Central Operations and Asset Management and oversaw a national portfolio of more than 5,000 homes, more than 125 full-time employees, and more than 350 vendors. In his new role, Yates is responsible for the operational and financial performance of T2's property portfolio, with a mandate to maintain service standards and maximize returns.

Yates manages 24 new Base Living team members operating across Illinois, Indiana, and Florida, supported by eight members of T2's corporate staff. He reports to Aaron Tink, Principal of T2, who oversees the firm's asset management division and leads Base Living.

Entrata Platform and AI Tools Power the Operating Model

Base Living uses Entrata as its core property management platform, providing a single integrated system for leasing, communications, payments, maintenance, accounting, renewals, and reporting. The firm also deploys artificial intelligence platforms across the full resident journey, spanning prospect engagement and tour scheduling through maintenance coordination and lease renewals.

Entrata has positioned its platform around autonomous property management capabilities, introducing more than 100 embedded AI agents in early 2026 designed to execute workflows across leasing, maintenance, accounting, payments, and resident operations. Subsequent updates added autonomous lease progression capabilities that move prospects from initial inquiry to executed lease, re-engaging stalled prospects and routing exceptions to onsite teams. Base Living's launch follows those rollouts, enabling T2 to centralize data and workflows across its multifamily and industrial assets from the outset.

Platform Expansion Across Student Housing and Beyond

T2 said Base Living will systematically expand operations across its entire portfolio, including student housing, a sector in which T2 has an established track record. In 2026, T2 announced the acquisition of Evergreen, a student housing community serving Auburn University, in a joint venture with Muinzer Management, underscoring the firm's continued focus on that vertical as a target for Base Living's growth.

T2 was founded in 2011 and maintains a second office in Nashville in addition to its Wheaton headquarters. The firm pursues acquisition and development opportunities in student housing, multifamily, and build-to-rent markets across domestic growth markets, and operates a separate balance sheet lending business that has capitalized hundreds of projects nationwide, including $66.2 million in credit deals closed across four loans in the second quarter of 2026.
