D & R Construction, Inc. has acquired 220 Commerce Drive, a four-story, 46,657-square-foot office building in Fort Washington, Pennsylvania, from Brookwood Financial Partners. Transwestern's Brian Bernetich and Joe Viturello represented the buyer in the transaction, while JLL represented the seller. The deal closed Sept. 10, 2026.

Pre-Closing Leasing Campaign Lifts Occupancy 32 Percentage Points

While the property was under contract, D & R Construction retained Transwestern to lead leasing efforts at 220 Commerce Drive. Before the transaction closed, Bernetich and Viturello secured 13,500 square feet of new leases, pushing occupancy from 54% to 86% — a 32-percentage-point increase that materially improved the property's cash flow profile ahead of the ownership transfer.

"Transwestern's strategic leasing program enabled the buyer to capture immediate upside and accelerate lease-up momentum," said Bernetich, an Associate at Transwestern. "We look forward to partnering with ownership to further strengthen the property's occupancy and overall investment profile, while offering the business community a high-quality, well-located office environment."

The pre-closing leasing activity added roughly 29% of the building's total square footage in new tenancy during the escrow period, shifting the asset from a half-vacant value-add play to a near-stabilized property at the time of closing. Notable tenants at 220 Commerce Drive include Nyman Associates, Liberty Mutual, and Whiting-Turner Contracting.

About 220 Commerce Drive

220 Commerce Drive is a Class B, multi-tenant office building situated within Fort Washington Office Park. Built in 1985, the four-story structure sits on approximately 4.32 acres and offers surface parking for more than 200 vehicles. The building features flexible floorplates with full and partial buildout opportunities, accommodating a range of tenant sizes.

The property is located minutes from I-276, the Pennsylvania Turnpike, along the Route 309 corridor in Montgomery County. The location provides access to dining, shopping, and entertainment amenities and positions the building as a commuter-friendly suburban office option for regional firms seeking highway connectivity and lower occupancy costs relative to Center City Philadelphia.

Buyer and Seller Backgrounds

Brookwood Financial Partners served as the seller in the transaction. JLL handled the disposition on behalf of Brookwood Financial Partners.

Greater Philadelphia Office Market Context

The transaction comes as the Greater Philadelphia office market contends with elevated vacancy. Regional office vacancy stood at approximately 22% in early 2026, reflecting the broader challenges facing suburban and urban office assets across the country. Against that backdrop, the leasing momentum achieved at 220 Commerce Drive during the contract period — bringing the building to 86% occupancy — underscores continued tenant demand for well-located, flexible suburban office space along established highway corridors in the Philadelphia suburbs.

Transwestern is a vertically integrated commercial real estate firm with 35 offices nationwide that owns, leases, and operates $64 billion in assets across property types including office, logistics, multifamily, retail, mixed-use, healthcare, data centers, hotel, sports and entertainment, and life sciences.
