DALLAS — June 11, 2026 — Transwestern Investment Group has launched a national net lease retail strategy aimed at building a portfolio of ground-up, single-tenant retail properties across key U.S. markets, the firm announced. The platform is designed to deliver institutional-quality net lease assets to institutional buyers while supporting tenant expansion, with the first two transactions — 7 Brew Coffee franchise locations in Minnesota and Indiana — having closed in May.

A Scalable Real Estate Acquisition and Development Platform

According to the firm, the strategy centers on purpose-built net lease investments leased to creditworthy tenants in high-traffic retail corridors. Transwestern Investment Group said it has entered into a strategic partnership to capitalize the development of the national portfolio, though the firm did not disclose the identity of its partner, the financial terms of the transactions, or lease details such as cap rates or lease duration.

Beyond the two closed transactions, Transwestern Investment Group said it has additional opportunities in the pipeline in Georgia, Florida, and Indiana.

7 Brew Coffee and the Drive-Thru Net Lease Format

7 Brew Coffee is a drive-thru coffee franchise. Transwestern Investment Group did not disclose the specific locations of the Minnesota and Indiana sites, the size of the properties, or the financial terms of the agreements.

The pipeline locations in Georgia, Florida, and Indiana indicate the markets the firm is currently targeting, though the firm has not disclosed the number of additional sites under consideration or their projected timeline.
