Transwestern Reports 54,248 SF of New Office Leasing Activity at Houston's 811 Main, Reflecting Flight-to-Quality Trend
HOUSTON — Transwestern has announced two leases totaling 54,248 square feet at 811 Main, a 974,884-square-foot, Class AAA office tower located at 811 Main Street in downtown Houston, the firm said June 1. The transactions involve Two Sigma Real Estate and global law firm Latham & Watkins, and follow 187,492 square feet of new leasing activity at the property announced in March.
Deal Details: Two Sigma and Latham & Watkins Commit to Houston Office Tower
Two Sigma signed a 27,485-square-foot direct lease at 811 Main, transitioning from its previous position as a subtenant within the building. Latham & Watkins expanded its footprint by 26,763 square feet, bringing its total space at 811 Main to 103,336 square feet.
Transwestern's Eric Anderson and John Heard represented ownership, BG Holdco, LLC, in both negotiations. CBRE represented the tenants: Jon Lee and Claire Douthit acted on behalf of Two Sigma, while Scott Gamber and Craig Reicher represented Latham & Watkins.

Leasing Momentum and Occupancy at 811 Main
The 54,248 square feet announced in this release follows 187,492 square feet of new leasing activity at 811 Main that Transwestern disclosed in March, bringing the combined total of recently publicized leasing at the property to approximately 241,740 square feet. The building is currently 93% occupied, according to Transwestern.
811 Main's recent leasing activity reflects what Transwestern describes as a sustained "flight-to-quality trend" and a preference among tenants for highly amenitized properties backed by strong ownership.
Asset Profile: Amenities, Certifications, and Connectivity
Located at the center of Houston's central business district, 811 Main benefits from direct connectivity to the Metro Rail Line and full access to Houston's downtown tunnel system. The building is situated directly across from Finn Hall.
The tower's amenity offering includes a Level 21 amenity center featuring a 150-person auditorium, conference facilities, and a tenant lounge, as well as a fitness center and onsite food options. 811 Main holds both LEED Platinum and WELL Health-Safety certifications.
