Transwestern, Stream Realty Partners Fill 8020 Katy Freeway to 100% Occupancy with 84,384 SF of New Leases
Two new leases totaling 84,384 square feet have brought 8020 Katy Freeway, a 225,024-square-foot Class AA office building in Houston's I-10 West Corridor, to 100% occupancy, Transwestern announced July 28. Superior Energy and Arium Networks are the incoming tenants, with Crown Castle retaining occupancy of the balance of the building it developed as its global headquarters in 2021.
Lease Details: Superior Energy and Arium Networks
Superior Energy signed the larger of the two leases, taking 56,256 square feet at 8020 Katy Freeway. The company will relocate from the Kinder Morgan Building at 1001 Louisiana Street in downtown Houston. Lucian Bukowski and David Guion of Stream Realty Partners represented Superior Energy in the transaction.
Arium Networks signed a 28,128-square-foot lease at the property. Together, the two deals account for 84,384 square feet of new leasing activity and complete the building's transition to a fully occupied, multi-tenant environment.
Transwestern's Eric Anderson and John Heard represented the owner, Crown Castle, in both lease negotiations. Heard, Senior Vice President at Transwestern Services, commented on the transactions: "There was a collective recognition that Crown Castle's building aligned with the critical criteria office users are seeking today. The building's construction quality, number of premier amenities, strong ownership profile and location are at the forefront of tenant demand, and these leases underscore the continued preference of those overwhelming trends."
From Single-Tenant Headquarters to Multi-Tenant Asset
Crown Castle developed 8020 Katy Freeway in 2021 as its global headquarters. As part of the leasing process, the building was repositioned from a single-tenant headquarters to a multi-tenant environment, with Crown Castle continuing to occupy a portion of the building.
The property offers a dedicated amenity floor with state-of-the-art conference facilities, a 385-person town hall space, an auditorium, a food hall-style break area, an event-style balcony, and a game room. Additional amenities include a fitness center with locker rooms and outdoor green space. The building is situated along I-10 West, providing access to key residential areas in the surrounding corridor.
Submarket Performance Along the I-10 West Corridor
The transactions reflect broader leasing momentum in the Katy Freeway/Energy Corridor submarket. According to Transwestern research, the submarket recorded 488,900 square feet of positive absorption in the first quarter of 2026, with Class A space accounting for 604,800 square feet of quarterly absorption — a figure that points to stronger performance among higher-quality assets relative to the broader market.
Superior Energy's move from a downtown Houston address to the I-10 West Corridor is consistent with a pattern of tenants migrating from legacy central business district buildings to newer, amenity-rich suburban office product. The Katy Freeway/Energy Corridor submarket has been among Houston's most active office submarkets, and the full lease-up of 8020 Katy Freeway adds to that activity.
