Transwestern Wins Leasing and Management Assignment at Houston's Woodbranch Plaza
Transwestern has been selected by Stena Real Estate AB to provide agency leasing and property management services for Woodbranch Plaza, a four-building, 580,558-square-foot Class A office campus situated in Houston's Energy Corridor, the firm announced June 18.
The leasing assignment will be led by Transwestern Senior Vice President Katy Gragg and Executive Managing Director Eric Anderson. The mandate covers both agency leasing and full asset services across the entire campus, marking the first collaboration between Transwestern and Stena Real Estate AB.
Campus Overview and Planned Improvements
Woodbranch Plaza is located just off Interstate 10 in the east Energy Corridor submarket, one exit west of Beltway 8. The campus comprises four buildings — Buildings I and II described as well-maintained legacy space, and Buildings III and IV representing newer construction — offering tenants a mix of vintage and modern office product within a park-like setting that includes walking trails, landscaped green space and outdoor amenities.
Existing on-site amenities include a fitness center with locker rooms, shared conference facilities, on-site deli service, structured parking, modernized lobbies and controlled building access.
Stena Real Estate AB plans to invest in further enhancements, including lobby, common area and restroom renovations, upgraded landscaping and a revitalized outdoor greenspace. Spec suites ranging from 2,000 to 15,000 square feet are currently under construction to address immediate occupancy needs, and two full-floor opportunities are available for fully customized buildouts.
Existing Tenant Base and Energy Corridor Positioning
The campus currently houses tenants including Sasol Chemicals, NuDevCo, OFD and Stena Drilling.
Stena's Long-Term Ownership Approach
Stena Real Estate AB is described in the announcement as a debt-free, long-term owner with no defined exit strategy. The firm said that structure allows it to prioritize tenant experience.
"The assignment marks a new collaboration between Transwestern and Stena Real Estate AB, rooted in shared values of long-term ownership, strong relationships and a commitment to thoughtful asset stewardship," the announcement stated.
Transwestern said its operational focus will center on delivering a cohesive, campus-wide experience by activating shared amenity spaces, streamlining operations across all four buildings and introducing programming designed to foster tenant engagement and connectivity.
"Successful leasing starts with a great tenant experience," Gragg said in the announcement. "By pairing our targeted leasing strategy, high-quality spec suites and best-in-class property management, we're well-positioned to build on the campus' momentum and create lasting value for ownership."
Transwestern describes itself as a vertically integrated commercial real estate firm with operations spanning investment, development, brokerage and property management across 35 offices nationwide. The firm states it owns, leases and operates $64 billion in assets, a figure that includes the Transwestern organization and RAUM as of April 1, 2026.
