CHARLOTTE, N.C. — June 9, 2026Truist Bank, a wholly owned subsidiary of Truist Bank, has launched a Master Servicing platform after securing ratings from all major rating agencies, the company announced Monday. The expansion positions the firm to take on a broader role in commercial mortgage-backed securities transactions and deepens Truist Bank's presence as a national provider of commercial real estate financing services.

The launch builds on Grandbridge's more than 30 years of primary and special servicing experience and adds a new layer of capability to a servicing portfolio that spans $26.7 billion in loans across CMBS, CRE CLO, life company, bridge, HUD, and agency products.

What the Master Servicing Platform Adds

Master servicers occupy a central role in securitized commercial real estate transactions, providing consistent administration, reporting, cash flow oversight, and portfolio performance support across large pools of commercial mortgage loans.

Until now, Grandbridge had operated as a primary and special servicer. The addition of a rated master servicing operation places the firm among a select group of institutions with the scale and infrastructure to manage complex CMBS transactions. Grandbridge secured the ratings after completing review processes with all major rating agencies.

The master servicing operation is supported by Truist Bank's balance sheet, liquidity, technology, and risk framework — factors the company said provide additional assurance to investors and counterparties.

"This represents a significant expansion of our business model as we continue our journey to be a full-service provider of solutions to the commercial real estate sector," said Kathy Farrell, head of Truist Asset Finance. "Master servicing deepens how we support real estate owners across the full life cycle of their assets while ensuring the success of projects that strengthen communities and improve lives."

A Full-Service Commercial and Multifamily Real Estate Platform

Grandbridge describes itself as a full-service real estate lending platform that originates, finances, and services commercial and multifamily real estate loans and portfolios nationwide. The firm is a Freddie Mac Optigo lender, a Fannie Mae DUS lender, and an approved FHA MAP lender, and it services loan portfolios for more than 250 securitizations as well as for Freddie Mac, Fannie Mae, Ginnie Mae, insurance companies, and commercial banks.

The company said the reviews conducted by the rating agencies confirm that Grandbridge has the controls, people, and infrastructure to manage commercial mortgage loans through the full life cycle — from origination and financing to long-term administration and servicing.

"This achievement demonstrates the discipline and long-term focus that define our business," said Adam Oates, head of Grandbridge. "Earning these ratings reinforces the confidence clients and investors place in us and reflects our purpose-driven approach to serving them every day."

Strategic Context

For Truist Bank — a top-10 U.S. commercial bank with $549 billion in total assets as of March 31, 2026 — the master servicing launch supports its Wholesale Banking platform, which the company describes as providing comprehensive solutions to commercial, corporate, institutional, and high-net-worth clients. The company said the milestone underscores Truist's commitment to delivering best-in-class capabilities and its ongoing investment in that platform.
