BUCKEYE, Ariz. — ViaWest Group and Colliers have completed the sale of a 9-acre parcel within Axis 85 Industrial Park, advancing development activity at the 83.46-acre business park located southeast of Interstate 10 and State Route 85 in Buckeye, Arizona, the firms announced Sept. 23.

The transaction represents the first reported disposition from the newly entitled project, which ViaWest acquired in 2024. Additional acreage remains available for purchase or build-to-suit development, and the property supports a range of uses including industrial, retail, storage and hospitality.

Transaction and Brokerage Details

Rob Martensen, vice chair at Colliers, advised ViaWest Group on its 2024 acquisition of the 83.46-acre site, represented the company in the 9-acre sale and is leading ongoing marketing efforts for Axis 85.

Rodney Boden, VP of investment and development at ViaWest Group, said the transaction validates the firm's development strategy for the site.

"The sale represents a meaningful milestone and validates the strategy we envisioned when we acquired the Axis 85 property. We've created a development opportunity focused on flexibility that can benefit a variety of users, and we believe Axis 85 is exceptionally well-positioned to play a part in the rapid growth that we are seeing now and expect to continue in Buckeye."

Martensen highlighted the site's infrastructure readiness as a key factor for prospective users.

"Axis 85 offers the scale, flexibility, infrastructure and regional connectivity that today's industrial and commercial users are seeking. With its zoning and utility framework in place, the property is ready to support companies looking to establish or expand their operations in the West Valley."

Site Characteristics and Entitlements

Axis 85 carries approximately one mile of frontage along the State Route 85 corridor and multiple access points. The site sits roughly 2.5 miles from Interstate 10, approximately 30 minutes from downtown Phoenix, and within a six-hour drive of the ports of Los Angeles and Long Beach.

The city of Buckeye annexed the property and approved Business Park zoning in 2026, enabling a variety of employment-generating uses. Arizona Public Service provides electricity to the site, with water and sewer service available through the city of Buckeye. The property is also located within an Opportunity Zone.

The remaining acreage — approximately 74 acres following the 9-acre sale — can be divided or combined to accommodate users of varying sizes. State Route 85 connects Interstate 10 with Interstate 8, providing access to Southern California and the manufacturing centers of Mexicali and Tijuana, Mexico. The corridor is also positioned to benefit from planned regional infrastructure investments, including the expansion of Interstate 10 and planning for the future Interstate 11 and State Route 30 corridors.

Market and Demographic Context

The transaction comes as Phoenix-area industrial fundamentals have been improving. Phoenix industrial vacancy stood at 9.2% in the first quarter of 2026, with net absorption reaching 4.81 million square feet against 1.38 million square feet of deliveries, and average asking rents of approximately $1.14 per square foot. By the second quarter, vacancy had edged to 9.6%, with net absorption of 4.7 million square feet and average asking rents of $1.09 per square foot.

New industrial construction has slowed considerably from the pace of recent years. Deliveries during the 12 months through the second quarter of 2026 totaled approximately 8.4 million square feet, down 71% from the 2022–2024 annual average of 29.1 million square feet. Year-to-date deliveries through the second quarter were approximately 3.2 million square feet, a 66% decline year over year. The combination of reduced new supply and continued absorption has supported demand for development-ready land in the West Valley.

Buckeye is projected to reach a population of approximately 295,400 by 2040. ViaWest Group cites access to approximately 1.2 million workers within a 45-minute commute and more than $1.4 billion in consumer spending within a 10-mile radius of the Axis 85 site.

Competitive Position in the West Valley

Axis 85 enters a market where large-scale industrial development has been active across West Valley submarkets including Goodyear, Glendale and Tolleson, which have collectively accounted for a significant share of Phoenix's net industrial supply additions in recent years. The project's development-ready zoning, established utility framework, SR 85 frontage and Opportunity Zone designation may broaden its appeal to investors and users seeking applicable tax incentives.

The property's build-to-suit flexibility and divisibility are intended to serve a range of tenant and buyer profiles, from large industrial users to smaller commercial operators, as the West Valley continues to absorb population and employment growth.
