Walker & Dunlop Arranges $216 Million ACORE Capital Bridge Loan for SoHo's 568 Broadway

NEW YORK — Walker & Dunlop announced Oct. 14 that it arranged $216 million in bridge financing to refinance 568 Broadway, a mixed-use trophy asset in Manhattan's SoHo neighborhood. ACORE Capital provided the loan to a joint venture of Aurora Capital, Allied Partners and A&H Acquisitions.

Walker & Dunlop's Capital Markets Institutional Advisory group served as exclusive advisor to the joint venture, the firm said. Aaron Appel, Dustin Stolly, Jonathan Schwartz, Keith Kurland, Adam Schwartz, Sean Reimer, Jordan Casella and Stanley Cayre arranged the financing with ACORE Capital.

"Few assets can match this Broadway property's combination of premier corner positioning, Broadway frontage, strong retail tenancy, recently upgraded infrastructure, and flexible office product," said Stolly, senior managing director of Capital Markets Institutional Advisory at Walker & Dunlop. "SoHo remains one of Manhattan's most supply-constrained office and retail submarkets, with limited large-block inventory and minimal new competitive supply. That scarcity limits competitive leasing pressure while supporting future rent growth, occupancy durability, and long-term value."

568 Broadway Property Details

568 Broadway is a 12-story, 390,745-square-foot building with office and retail space, located at the corner of Broadway and Prince Street in SoHo. The $216 million loan works out to roughly $553 per square foot of building area. That figure reflects loan sizing and is not an indication of the property's value.

The property's roughly 70,870-square-foot retail component is 100% leased to Hugo Boss, Athletic Propulsion Labs, GU and Equinox. The retail space makes up about 18% of the building. The remaining space, about 319,875 square feet, is office, leased to a mix of tenants including Zocdoc, The Farmer's Dog and Milk Makeup.

The building sits at the intersection of SoHo's high-volume retail corridor and its luxury, pedestrian-driven shopping district, surrounded by retail, fashion, technology, media, wellness and consumer brands, according to the announcement. Walker & Dunlop also cited recently upgraded infrastructure at the property.

SoHo Retail Market Backdrop

SoHo's retail market is tight. Average second-quarter 2026 asking rent on Prince Street between Broadway and West Broadway was $1,408 per square foot, and SoHo's retail availability rate reached a record-low 8%. Fewer than 20 spaces were actively marketed across SoHo and Madison Avenue in the first half of 2026.

Bridge loans are commonly used when owners need to refinance an existing debt maturity while completing leasing, improvements or another business plan ahead of permanent financing.

Walker & Dunlop Capital Markets Activity

In the first half of 2026, Walker & Dunlop's Capital Markets team sourced more than $13.9 billion from non-Agency capital providers, including nearly $9.6 billion for multifamily properties, the firm said. Walker & Dunlop (NYSE: WD) describes itself as one of the largest commercial real estate finance and advisory services firms in the United States.

Outlook

The transaction pairs a fully leased retail component in one of Manhattan's tightest retail submarkets with an office component leased to technology, consumer and media tenants. Walker & Dunlop characterizes SoHo as a supply-constrained submarket with limited large-block office inventory and minimal new competitive development.
