AB Sagax Acquires 9-Property European Portfolio for SEK 710 Million Across Seven Transactions
STOCKHOLM, July 3, 2026 — AB AB Sagax has acquired nine properties across France, Benelux, Denmark and Germany for a combined SEK 710 million through seven separate transactions, the company announced Thursday.
The portfolio encompasses 66,800 square metres of lettable area and 164,300 square metres of freehold land. Annual rental income from the properties amounts to SEK 53 million, with an occupancy rate of 100% and a weighted average lease term of 9.1 years.
Phased Closings Spread Into 2027
Closings on the portfolio will occur in stages. Of the SEK 710 million total consideration, SEK 244 million has already closed. An additional SEK 289 million is expected to close during the third quarter of 2026, with the remaining SEK 177 million anticipated to close in the first quarter of 2027.
The acquisitions will be reported across four of AB Sagax's geographic segments: France at SEK 197 million, Benelux at SEK 187 million, Denmark at SEK 177 million and Germany at SEK 149 million.
AB Sagax noted that municipalities in France hold a right of first refusal on property transactions and that necessary approvals are expected to be obtained for the French portion of the portfolio.
Deal Metrics
At SEK 710 million for 66,800 square metres, the implied price equates to roughly SEK 10,600 per square metre of lettable area. The SEK 53 million in annual passing rent against a SEK 710 million purchase price implies a gross entry yield of approximately 7.5%, before transaction costs and capital expenditure.
Individual property addresses, city-level locations, tenant names, asset-by-asset pricing, financing details and seller identities were not disclosed in the announcement.
Geographic Spread Across Four Markets
The four-country spread of the acquisitions covers France, Benelux, Denmark and Germany. France and Benelux together account for SEK 384 million, or roughly 54% of the total consideration, while Denmark and Germany represent the remaining SEK 326 million.
Denmark, at SEK 177 million, represents the tranche with the latest expected closing date of Q1 2027. AB Sagax did not provide additional commentary on the strategic rationale for the specific markets or assets selected in this announcement.
