Ackerman & Co. to Develop 400,000-SF Facility for Ranch Hand in Seguin, Texas

SEGUIN, Texas — November 7, 2025 — Ackerman & Co. will develop a 400,000-square-foot build-to-suit manufacturing and distribution facility for Ranch Hand, a subsidiary of LCI Industries, at TriPoint Logistics Center in Seguin, Texas. The project represents a major development within the 120-acre industrial park owned by Ackerman & Co. and its investment partner Baltisse.

Industrial Development at TriPoint Logistics Center

The new facility will allow Ranch Hand to consolidate its production and distribution operations from two existing plants, enabling the company to increase its manufacturing capacity. Located along Interstate 10 between Houston and San Antonio, the site provides access to key markets within the Texas Triangle. The project is expected to be completed in late 2026.

The 36-foot clear height, cross-dock facility will include space for production, staging, packaging, and warehousing. Once complete, it will support Ranch Hand’s line of truck accessories, including grill guards, bumpers, and running boards.

Transaction and Representation Details

Tom Walrich of Lee & Associates represented Ranch Hand in the lease transaction. John Colglazier, Kyle Kennan, and Gray Gilbert of Partners represented Ackerman & Co. in the deal. Financial terms of the lease were undisclosed.

Additional Industrial Projects

In the San Antonio metropolitan area, Ackerman & Co. and Baltisse have completed a 300,000-square-foot industrial development at Doerr Lane Logistics Center in Schertz and a 511,000-square-foot project at Corporate Drive Industrial Park in Selma. The second phase of TriPoint Logistics Center can accommodate up to 1 million square feet of additional industrial or manufacturing space.

In the Dallas area, Ackerman & Co. has opened its second Texas office and invested in two industrial portfolio acquisitions: the 12-building, 258,846-square-foot Midway Business Park in East Fort Worth and a six-building, 276,920-square-foot portfolio in Irving and Carrollton. The company also owns a 25-acre industrial site in Terrell, Texas.
