M7 Real Estate Signs 24-Year Lease With JD Logistik A/S at Taastrup Logistics Property Near Copenhagen

M7 Real Estate has signed a 24-year lease with JD Logistik A/S, a Danish family-owned logistics business, for approximately 12,500 square meters (about 134,548 square feet) of urban logistics space at Litauen Allé 4 in Taastrup, near Copenhagen, Denmark, the firm announced Nov. 3.

The letting is accompanied by a refurbishment program tailored to JD Logistik A/S' operations. Litauen Allé 4 forms part of the European Supply Chain Income Partnership (ESCIP), a joint venture fund backed by AustralianSuper and Oxford Properties.

JD Logistik A/S Lease Terms and Refurbishment Program

M7 said the 24-year term marks the start of a long-term partnership built around the continued growth of the family business. The firm said it developed an occupation and investment plan with JD Logistik A/S that reflects the company's operational priorities and allows the property to evolve alongside its long-term plans.

The refurbishment will be carried out alongside JD Logistik A/S' daily operations, allowing the company to continue serving customers from the site during the works. According to M7, the program includes sustainability-focused improvements, including new zoned LED lighting throughout the unit, as well as the installation of a ramp, a larger goods entrance and mezzanine space.

The lease is a new letting at a property that has operated as a multi-let warehouse asset. M7 previously leased approximately 8,500 sq m at Litauen Allé 4 to Heka Dental A/S on an 11-year term.

Consolidation of Operations in Taastrup

Jørgen Ditlev Jacobsen of JD Logistik A/S said the move is tied to bringing together employees from the company's current sites in Hvidovre and Glostrup.

"With our new location at Litauen Allé, we are taking an important step in the continued development of JD Logistik A/S," Jacobsen said. "For us, the move is not just about more space and new facilities; it is equally about bringing together our employees from Hvidovre and Glostrup to create a stronger, unified workplace. We aim to strengthen collaboration across the organisation, make better use of each other's skills and create more efficient workflows that benefit both our employees and our customers."

He added: "As a family-owned logistics company, we place great value on personal commitment and close relationships with our customers. The Litauen Allé location provides the ideal setting for us to grow the business while maintaining the flexibility and personal service that define JD Logistik A/S. We have enjoyed a very positive and constructive dialogue with M7, who have shown a great understanding of our wishes and needs."

Nick Lautrup, Senior Asset Manager – Denmark at M7 Real Estate, said the firm worked closely with the tenant on the property plan. "We have collaborated extensively with JD Logistik A/S to understand its requirements and ensure the asset provides an efficient, high-quality space that supports its operations and future growth," Lautrup said. "For M7, the opportunity to partner with an established family-owned business is particularly meaningful and we've kept JD Logistik A/S' employees and its customers at the heart of all occupation and investment planning. The 24-year commitment reflects the confidence both parties have in the location, the property and in the partnership itself, and we look forward to supporting the family business for many years to come."

Taastrup Location and Greater Copenhagen Logistics Corridor

The property sits in an established distribution location within Greater Copenhagen, near one of Denmark's logistics corridors. It has direct access to the E20 highway and links to Copenhagen and Zealand, making it suited to regional distribution and last-mile operations.

M7 said well-located, flexible urban logistics space continues to see high demand from occupiers seeking closer proximity to customers, more efficient supply chains and space that can be tailored to evolving operational needs.

Denmark Logistics Market Context

Denmark's logistics market remains relatively tight. The country's logistics vacancy rate stood at 4.39% in the second quarter of 2026, and prime logistics yields were 5.00%, unchanged quarter over quarter. Prime rents in the South Corridor were DKK 725 per sq m. Savills reported 2026 prime Capital Area rents of approximately DKK 750–800 per sq m, with prime yields of around 5.00%–5.50%, depending on the benchmark series and asset classification.

Investment activity has been weaker. Danish industrial and logistics investment totaled DKK 2.9 billion in the first half of 2026, down 53% from a year earlier. About 119,000 sq m of new industrial and logistics space was completed during the quarter covered by the market report.

Across the EMEA industrial and logistics market, vacancy stabilized at just under 6% in the first half of 2026, and urban logistics was identified as the segment with the strongest long-term rental growth prospects.

Implications for M7 and the ESCIP Platform

The 24-year term is substantially longer than the 11-year Heka Dental lease previously reported at the property. The deal combines a long income commitment with an occupier-specific capital program on existing industrial stock. JD Logistik A/S' consolidation of its Hvidovre and Glostrup employees at Litauen Allé 4 indicates the lease is linked to a broader reorganization of the company's operations.
