Alliance Residential Company has acquired 3.65 acres at 3200 Cobb Parkway SE in Atlanta's Cumberland Galleria district, securing the site through an off-market transaction for the development of Broadstone Lola, a 300-unit Class A luxury multifamily community. The real estate acquisition was featured in Multifamily Dive's "5 Land Deals You May Have Missed" roundup for 2026.

Broadstone Lola, designed by Brock Hudgins Architects, will offer one- and two-bedroom floor plans ranging from 600 to 1,100 square feet. The community is described as featuring a Parisian-inspired aesthetic with amenities including an onsite market, gaming lounge, fitness center, conference room, pet spa, and a resort-style saltwater pool. The project is positioned adjacent to The Battery Atlanta, Truist Park, and the Cumberland Galleria. Alliance Residential Company expects to begin welcoming residents in summer 2027.

The 3.65-acre site was secured through an off-market transaction, which Alliance Residential Company attributed to its established market relationships in the Atlanta region. Carter Brehm, Managing Director of Alliance Residential Company's Georgia Region, was featured in the Multifamily Dive article spotlighting the deal. "We just got aggressive on it because we really like the story with proximity to Battery, but also the access to every major job pocket here in Atlanta," Brehm said.

The Cumberland Galleria submarket has drawn developer interest due to its proximity to major employment centers and entertainment destinations, including The Battery Atlanta — a sports and entertainment district anchored by Truist Park, home of the Atlanta Braves.
