Ansonia Properties Acquires Villages at Canterfield Multifamily Complex in West Dundee for $91M
Chicago-based Ansonia Properties has acquired the 352-unit Villages at Canterfield apartment complex in West Dundee, Illinois, for $91 million, according to Kane County records. The transaction was financed in part by a $64 million mortgage from Berkadia.
The purchase price works out to approximately $258,500 per unit for the multifamily property at 1900 Canterfield Parkway, according to public records.
Deal Details: Suburban Multifamily Property Changes Hands
The sellers were a joint venture of two Chicago-based firms, VennPoint Real Estate and Matador Capital Management, which originally acquired the complex in 2021 for $87 million. That prior transaction was financed with a $68 million mortgage from Argentic. The 2026 sale represents a nominal gain of approximately $4 million over the hold period.
The property features one-bedroom to three-bedroom layouts averaging 1,220 square feet, according to Ansonia's website.
Chicago's Suburban Multifamily Market Remains Active
The Villages at Canterfield transaction is the latest in a series of large multifamily deals in Chicago's suburban corridors. In January 2026, more than 1,400 units traded in a single week, including Osso Capital's $110 million sale of the 730-unit Woodland of Crest Hill Apartments in Crest Hill to Bayshore Properties, according to the source report.
Demand for multifamily has so far outpaced supply both in the city and the suburbs, with rent growth trends reflecting the imbalance, according to the report. Developers face both political and logistical obstacles to breaking ground on new projects, further constraining supply in established suburban submarkets.
Broader Suburban Activity
The suburban activity extends beyond Kane County. Last month, Optima — the Glencoe, Illinois-based real estate development firm — secured a $60 million refinancing on its Optima Verdana project in Wilmette, replacing a $58 million construction mortgage originally issued in 2021 by Village Bank & Trust, according to the report.
Optima Verdana, completed in 2023, is a 100-unit mixed-use development featuring 5,900 square feet of retail space at 1210 Central Avenue in Wilmette. The project represents the first phase of a multi-phase development. Wilmette approved phase two in 2024, which will consist of a 133-unit condominium building known as Optima Lumina, adjacent to Optima Verdana.
