Scottsdale Planning Board Approves Shift from Commercial Space to 350-Unit Condo Expansion at One Scottsdale

SCOTTSDALE, Ariz. — DMB Associates has cleared a key regulatory hurdle in its bid to reshape the One Scottsdale mixed-use development, with the city's planning board voting to recommend approval of a plan that would cut more than 1 million square feet of planned commercial space in favor of 350 for-sale condominiums, a Marriott Autograph Collection hotel, and a public events plaza.

The Scottsdale Planning Commission voted on May 13 to recommend approval of the amended vision, which covers roughly 27 acres of the more than 100-acre One Scottsdale development at the intersection of Loop 101 and Scottsdale Road. The Scottsdale City Council will have final sign-off on the plans.

The Scope of the Shift

Under the revised plan, the 27-acre portion of the site — once entitled for up to 2.8 million square feet of commercial use — would be reduced to approximately 1.5 million square feet of commercial space, and could accommodate 350 additional condo units, a Marriott Autograph Collection hotel, and a public events plaza.

John Berry, an attorney representing One Scottsdale, told the Planning Commission on May 13 that the retooling stems from changing market conditions following the COVID-19 pandemic. Berry also cited the planned Arizona Cardinals team headquarters and new performance center, located directly to the west of the site, as a factor in the amended request.

Berry noted that the average size of the future condos at One Scottsdale is expected to be approximately 2,200 square feet of livable space.

Belgravia Group Eyes Expansion

The approval positions Chicago-based Belgravia Group — the builder behind two condo projects already underway at One Scottsdale — to potentially move forward on additional phases of for-sale residential development at the site.

Belgravia entered the Arizona market with Portico, a 112-unit for-sale condo community within One Scottsdale. The firm is now nearing completion of Atavia, its second project at the development, which comprises 88 units across a mix of two-, three-, and four-bedroom floor plans ranging from 1,570 to 3,015 square feet and priced from $860,000 to $1.7 million. Each unit includes two-car garages and individual entries.

As of March, roughly half of Atavia's 88 units had been claimed by future residents, with first move-ins expected this winter. With inventory from both Portico and Atavia running thin, DMB's amended entitlements would allow Belgravia to restock its condo supply at One Scottsdale.

In a December 2025 interview, Belgravia's co-founder and chairman, Alan Lev, expressed interest in expanding the firm's pipeline within One Scottsdale as Atavia enters the later stages of development.

A High-Demand Corridor

One Scottsdale is situated within the Desert View neighborhood in north Scottsdale, off the Loop 101 freeway. Average home values in the area have increased more than $170,000 over the past five years, according to the source reporting.

The development currently houses life sciences and medical office users, condos, and luxury apartments. Directly across the street sits the emerging Optima McDowell Mountain development, where active listings range from approximately $700,000 to over $3 million.

Only 55 condos are currently available for sale immediately north and south of Loop 101 and Scottsdale Road, where One Scottsdale is located.

Next Steps

The Scottsdale City Council holds final approval authority over the amended plan. If approved, the reconfigured vision would allow DMB to move forward with the 350-unit condo component, the Marriott Autograph Collection hotel, and the public events plaza on the 27-acre portion of the site, while the remainder of One Scottsdale continues to operate as a mixed-use destination anchored by life sciences, medical office, and residential uses.

Belgravia Group's next phases at One Scottsdale would be contingent on that final city council approval.
