Apache Capital and Moda Living Complete Hove Central Build-to-Rent Development in Brighton

BRIGHTON, England — Apache Capital and Moda Living have completed the final phase of the Hove Central build-to-rent development in Brighton and Hove, delivering 564 new homes and commercial space to the South Coast city, the firms announced Oct. 29, 2025.

Hove Central Reaches Practical Completion

The project, a joint venture between Apache Capital and investment partner KKR, has reached practical completion, marking the conclusion of one of the region’s larger build-to-rent developments. The newly completed phase adds to the first three-building segment of the neighbourhood, which opened to residents in mid-2024.

Located on the former Sackville Road Trading Estate, the 8.8-acre site now features six buildings with 564 apartments ranging from studios to three-bedroom units. The development includes 17,000 square feet of resident amenities and more than 50,000 square feet of commercial and retail space, according to Apache Capital.

Public Realm and Amenities

More than 60% of the site is dedicated to landscaped gardens, public squares, pedestrian routes and green spaces. Amenities include a gym, fitness and yoga studios, co-working spaces, residents’ lounges, a cinema, rooftop terraces and communal gardens. Services such as 24-hour concierge, maintenance and security teams are also provided, with high-speed Wi-Fi and pet-friendly apartments available as standard.

Design, Wellbeing and Community Investments

The development holds a three-star Fitwel certification, a global standard for wellness-focused real estate projects. Ten percent of the homes are let at discounted market rent. Apache Capital has also invested £500,000 in a city-wide public art strategy, which includes an Artist-in-Residence programme at Hove Central and public artworks developed with local input.

The project’s design integrates wellbeing principles and encourages community engagement through public artworks and landscaped open spaces.

Development Timeline

Planning approval for Hove Central was granted in 2020, with construction beginning in October 2021. The first phase opened to residents in mid-2024, and the final phase has now been handed over, completing the mixed-use site.

The Hove Central project is operated by Moda Living, with Apache Capital serving as investor and developer. KKR is the investment partner. The firms said the completion represents a milestone in their build-to-rent portfolio in the United Kingdom.
