Asana Partners and Norges Bank Investment Management Launch $500 Million Neighborhood Retail Joint Venture

July 7, 2026Asana Partners has closed a strategic joint venture with Norges Bank Investment Management (NBIM), the manager of Norway's Government Pension Fund Global, to form Asana Partners Strategic Partners I (APSP I) — a $500 million vehicle targeting high-quality neighborhood retail assets throughout the United States, the firm announced Monday.

The equity commitment of $500 million comes entirely from NBIM, which manages approximately 22,000 billion Norwegian kroner — roughly $2.2 trillion — in assets invested across global equities, fixed income, real estate, and renewable energy infrastructure.

Structure and Investment Strategy

APSP I will invest in and operate core and core-plus neighborhood retail assets, with a target universe that includes grocery-anchored shopping centers, unanchored neighborhood centers, street retail, and mixed-use properties. The venture will concentrate on markets characterized by favorable demographics, durable tenant demand, and what the firms described as compelling consumer fundamentals and long-term value-creation potential.

The partnership's initial investment will consist of a 50% interest in a portfolio of premium grocery-anchored centers located in desirable growth markets. Specific properties, addresses, square footage, and financial terms of the seed portfolio have not been disclosed.
