Associated Bank Closes $56.7M Construction Loan for Kurv Industrial Warehouse Development in Doral, Florida

Associated Bank has closed a $56.7 million construction loan for Kurv Industrial (formerly Bridge Industrial) to develop two speculative Class A industrial warehouse and distribution facilities in Doral, Florida, the Chicago-based lender announced April 6, 2026. The commercial real estate financing will fund construction of approximately 270,713 square feet of modern warehouse space on a 16-acre site at 7705 NW 48th Street, directly northwest of Miami International Airport.
Industrial Real Estate Development Details
The project, named Bridge Point Doral 826, involves the demolition of seven of eight existing office buildings on the parcel — properties Kurv Industrial previously acquired — to make way for two rear-loading warehouse and distribution buildings. One currently occupied office building will remain on the site.
The first warehouse building will span approximately 156,966 square feet, while the second will total approximately 113,747 square feet. Both structures will feature 36-foot clear heights, 78 dock-height loading doors, four grade-level drive-in doors, and trailer parking for 36 units. The buildings will be LEED-certified and equipped with state-of-the-art sprinkler and lighting systems. Construction is expected to be completed in May 2027.
The site offers direct access to major South Florida transportation corridors, including Florida's Turnpike and both the Dolphin and Palmetto Expressways, and is located approximately 12 miles from downtown Miami.

The $56.7 million construction loan was arranged by Daniel Barrins, a senior vice president with Associated Bank's Commercial Real Estate division in Chicago. According to the bank, this marks the 19th project Associated Bank has financed for Kurv Industrial since 2011, underscoring a long-standing lending relationship between the two firms.

Since 2012, the firm has acquired more than 750 acres across 23 separate transactions in the region and has delivered or has under construction more than 11 million square feet of Class A industrial space. The company is separately developing a 2.6 million-square-foot industrial facility in Doral also named Bridge Point Doral.
