Bain Capital and FREO Group Complete Record Barcelona Office Real Estate Sale of Estel Building
Bain Capital and FREO Group announced January 30, 2026, the sale of the Estel Building in central Barcelona to InmoCaixa, the real estate subsidiary of CriteriaCaixa. The deal represents the largest in terms of value for a single property in the Barcelona office market to date.
The transaction completes a comprehensive renovation and transformation of the office real estate asset that Bain Capital and FREO Group acquired in 2021. The financial terms of the transaction were not disclosed.
Property Transformation and Tenant Profile
Since acquiring the building in 2021, Bain Capital and FREO carried out a comprehensive renovation plan that included structural renovation of the asset, creating single-tenant floors of more than 5,000 square meters, various commercial premises, and numerous amenities for tenant use. The property features a large auditorium with capacity for more than 300 people, a gym, two canteens, a communal garden courtyard, and a rooftop with 360-degree views of Barcelona.
The Estel Building, located at the intersection of Avenida Roma and Carrer de Mallorca, has a gross leasable area of 52,000 square meters (approximately 559,723 square feet). The building is currently over 93 percent leased to a mix of international technology and innovation tenants, with AstraZeneca serving as the anchor tenant.
The property holds LEED and WELL Platinum certifications, along with WiredScore and SmartScore Platinum ratings.

The investment is part of Bain Capital's Europe Real Estate strategy, which focuses on developing and repositioning high-quality assets in markets with limited supply. The transaction is also aligned with FREO Group's approach to asset repositioning projects in Europe.
