Bain Capital, Omnam Group Sell Lake Como EDITION Hotel to Sansiri Capital

LONDON, Oct. 12, 2026 — Bain Capital and Omnam Group have sold The Lake Como EDITION, a 148-key luxury hotel in Cadenabbia, Italy, to Sansiri Capital, the hospitality trophy asset fund of Thai real estate developer Sansiri Public Company Limited, the firms announced. The sale follows the hotel's March 2026 opening and completes the partners' redevelopment of the lakeside site into a five-star property operated under Marriott International's EDITION Hotels brand. The transaction was valued at more than €200 million, or approximately ฿8 billion.
Lake Como EDITION Sale: Deal Overview
The Lake Como EDITION sits on the shore of Cadenabbia, opposite Bellagio, at Via Regina 41 in Cadenabbia, Como. The property offers access to Milan and Malpensa International Airport in approximately one hour. The hotel opened on March 10, 2026, less than six months before the sale announcement.
The property comprises 148 rooms, suites, penthouses and a private villa on a site of approximately 18,827 square meters, or about 202,700 square feet. The official hotel site identifies 24 suites, two penthouses and one private villa within the 148 keys. Marriott is expected to continue operating the hotel following the change in ownership.
At a valuation of €200 million or more, the implied value works out to at least approximately €1.35 million per key. That figure is an indicative calculation rather than a disclosed transaction metric.
Bain Capital and Omnam Group Redevelopment
Bain Capital and Omnam Group acquired the 19th-century palazzo in late 2021. The building had previously operated as a hotel with nearly 300 rooms. The partners acquired it with vacant possession, which allowed a comprehensive repositioning rather than an incremental refurbishment. Redevelopment began in April 2022.
The project cut the room count from nearly 300 to 148 larger rooms and suites. It also added a new spa and wellness building, along with extensive food and beverage and leisure offerings. The property's waterfront amenities include a floating pool and beach club. Other guest facilities include a Technogym fitness center, an indoor heated pool, a cold plunge, a herbal sauna and flexible meeting spaces.
The design and programming team includes architecture and interiors by Neri&Hu and De.Tales, a culinary concept by Michelin-starred chef Mauro Colagreco across four venues, wellness programming by The Longevity Suite, and art curated by Visto.
The firms said they identified an opportunity at acquisition to create a new luxury hospitality offering in a market characterized by strong international demand, limited five-star supply and significant barriers to new lakeside development.
Executives Comment on the Transaction
Ali Haroon, a Partner and Head of Europe Real Estate for Bain Capital, said: "Lake Como is a strong example of how we approach real estate investing in Europe. We focus on sectors supported by long-term structural demand and opportunities where our capital, local relationships and hands-on capabilities can fundamentally transform an asset. Together with Omnam, we have taken a highly underinvested property in an irreplaceable location and created a contemporary luxury destination for the international market. This is exactly the type of complex, execution-led opportunity we seek across our Europe Real Estate strategy."
Rafael Coste Campos, a Partner on the Bain Capital Europe Real Estate team, said: "The Covid dislocation gave us a rare window to acquire exceptional properties in supply-constrained European leisure destinations, including Lake Como. Backed by conviction in the demand/supply imbalance and strong secular tailwinds, we bought at the point of maximum uncertainty and built a trophy asset at a good basis. Together with our partners at Omnam, we executed full-cycle: new operator, full repositioning, heavy capex, culminating in a record sale for the brand."
Robert Mangan, an Operating Partner at Bain Capital, said: "Bringing together Marriott's EDITION brand and an exceptional group of partners has allowed us to realize that original vision and create an asset that is genuinely differentiated within the Lake Como market."
David Zisser, CEO and Founder of Omnam Group, said the project began as an ambitious undertaking to give a historic property in an iconic destination new relevance through architecture, design and hospitality while remaining connected to the character of Lake Como. He called the completed transaction "a significant milestone for Omnam and a testament to the strength of our development approach, while marking the beginning of an exciting new chapter for The Lake Como EDITION."
Sansiri Capital Expands Into European Luxury Hospitality
The acquisition marks Sansiri's expansion into Europe's luxury hospitality sector through Sansiri Capital, its global strategic investment platform. Sansiri Capital focuses on trophy assets in the hospitality and lifestyle sectors in prime gateway cities and leading global destinations. Sansiri, which has more than 40 years of experience as a real estate developer in Thailand, said the purchase adds one of Lake Como's newest luxury hospitality assets to its portfolio.
Napat Thavisin, President of International Operations at Sansiri Public Company Limited and Managing Director of Sansiri Capital, said: "The acquisition of The Lake Como EDITION marks a significant milestone in advancing Sansiri's New S-Curve strategy. It strengthens our financial resilience and diversifies risk across our global hospitality portfolio. We remain focused on ultra-luxury assets in gateway cities and high-demand leisure destinations—markets characterised by robust demand and inherently constrained supply. This disciplined capital-allocation approach is designed to maximise long-term shareholder value."
Market Context and Outlook
The sale reflects what Bain Capital and Omnam Group described as growing international investor interest in distinctive, experience-led European hospitality assets. The transaction follows a sequence in which the sellers acquired a vacant, historic hotel, reduced its room count, added wellness and leisure facilities, brought in an international operator and sold the asset shortly after opening.
The hotel competes within a concentrated group of high-end Lake Como properties around Tremezzo, Bellagio and Menaggio. Its positioning rests on a restored historic structure, contemporary design, branded operations, a large wellness component and waterfront amenities. The redevelopment traded roughly half the former room count for larger accommodations, an approach that can support higher average daily rates and ancillary spending if demand remains strong.
Omnam Group said it has projects underway in Florence, Venice, Puglia and Sicily. Its portfolio includes Four Seasons Puglia. Bain Capital's European real estate platform is active across living, logistics, digital infrastructure and hospitality.
