Barings Sells Two Nordic Logistics Properties to Governmental Entity in Latest European Disposition

Barings has sold two logistics properties to a governmental entity, the firm announced June 17, marking another exit from its European logistics portfolio as the asset manager repositions capital toward residential and core strategies across the Nordic region.

Financial terms of the transaction were not disclosed, and the identities of the specific assets and the buyer were not made public.

Executing the Business Plan

Andreas Norberg, Managing Director and Head of Nordics at Barings Real Estate, said the disposals reflect sustained investor appetite for well-located logistics facilities. "These disposals underline the strong demand for high-quality, strategically located facilities that can meet the logistics needs of a wide range of users," Norberg said. "Our deep understanding of both local market conditions and the broader macroeconomic context enabled us to execute this sale in line with our business plan, while delivering a positive outcome for investors."

Norberg also outlined the firm's Nordic focus for the remainder of 2026. "In 2026, in addition to the logistics segment, we are also focusing heavily on residential investments (BTR/BTS) and development JVs in Sweden and Denmark, primarily with a strategy moving from value-add to core," he said.

Part of a Broader European Disposition Program

Gunther Deutsch, Managing Director and Head of European Transactions at Barings Real Estate, said the firm's total European sales volume reached approximately €1 billion across 18 individual transactions in 2025, with European logistics disposals accounting for €500 million of that total.

"This latest disposal builds on the strong momentum created in 2025," Deutsch said. "For 2026, we plan to invest more than €2 billion on behalf of our capital partners in Europe, focusing on the residential, logistics and office sectors — from core to value-add — with the aim of investing in larger single transactions as well as European portfolios in our priority markets: the Nordics, Spain, Portugal, France, Italy, Germany, the Netherlands and the UK."

Capital Recycling Into Residential and Core Logistics

The transaction reflects what Barings describes as a deliberate rotation: exiting value-add logistics assets where business plans have been executed and redeploying proceeds into residential development joint ventures and core-profile investments in Sweden and Denmark. Norberg's comments indicate that build-to-rent and build-to-sell strategies will be a primary focus for the firm's Nordic platform through the remainder of 2026.

At the pan-European level, Deutsch's stated target of more than €2 billion in new investments for 2026 — spanning residential, logistics and office across nine priority markets — signals that Barings intends to scale up deployment even as it continues to harvest mature value-add positions.
