BGO Acquires Two Industrial Real Estate Assets Totaling 1.04M SF in Atlanta Area, Launching U.S. Value-Add Strategy
BGO, a global real estate investment management firm, announced April 23 the acquisition of two industrial real estate assets in the Atlanta metropolitan area, establishing the foundation of a dedicated U.S. value-add industrial strategy. The off-market transactions encompass approximately 1.04 million square feet across two distinct submarkets and represent the firm's inaugural investments under the new strategy.
Industrial Real Estate Acquisitions: Property Details
The first acquisition, River Park 6, is a 724,687-square-foot Class A logistics facility located in Jackson, Georgia, within the River Park master-planned industrial park along the I-75 corridor. Delivered in 2023, the property is currently partially leased and offers near-term upside through the lease-up of remaining space. BGO completed this acquisition in partnership with operating partner Greenlaw Partners. The River Park industrial park has recorded more than 4.4 million square feet of leasing activity since 2024, reflecting sustained tenant demand along the corridor.
The second acquisition, 101 Aquila Way in Lithia Springs, Georgia, is a 313,000-square-foot former data center property situated along Atlanta's I-20 West corridor. The asset, acquired in partnership with operating partner Saracen Properties, is currently vacant and is slated for redevelopment into modern, market-ready industrial space suited for logistics and light industrial users. BGO's asset management plan includes targeted capital improvements and a phased lease-up program, with stabilization anticipated within three years.
Both transactions were secured off-market at a basis described by the firm as attractive relative to replacement cost. Financial terms, including purchase price, price per square foot, and capitalization rate, were not disclosed.
