JLL Closes $62.7M Sale and $38.8M Freddie Mac Financing for Fort Collins Apartment Community
JLL Capital Markets has arranged the $62.7 million sale and $38.833 million acquisition financing of Seasons at Horsetooth Crossing, a 208-unit, garden-style multifamily community in Fort Collins, Colorado, the firm announced Aug. 19, 2026.
JLL represented the seller, The Rainier Companies, a Dallas-based commercial real estate investment firm, in the transaction. The buyer is a Delaware Statutory Trust sponsored by Hamilton Zanze & Company, a San Francisco-based multifamily real estate investment firm. JLL also arranged the 10-year acquisition loan through Freddie Mac on behalf of the Hamilton Zanze-sponsored DST.
Deal Structure and Pricing
The $62.7 million sale price equates to approximately $301,000 per unit and roughly $290 per rentable square foot, based on the property's 215,956 square feet of rentable area. The $38.833 million Freddie Mac loan represents a loan-to-value ratio of approximately 61.9 percent, with implied equity in the DST vehicle of roughly $23.9 million.
The 10-year agency loan structure pairs long-term, non-recourse debt with fractional ownership interests, a format that has attracted capital from 1031 exchange investors seeking stabilized multifamily assets in secondary growth markets.
Hamilton Zanze's affiliate, Mission Rock Residential, is taking over property management following the acquisition.
Property Overview: Seasons at Horsetooth Crossing
Seasons at Horsetooth Crossing sits at 1020 Wabash St. in Fort Collins, approximately 10 minutes south of Colorado State University, which enrolls more than 33,000 students. The late-1990s vintage community comprises 26 two-story buildings with one-, two- and three-bedroom floor plans averaging 1,038 square feet — among the largest average unit sizes in the submarket, according to Hamilton Zanze. The property spans approximately 4.96 acres.
Occupancy stood at approximately 91 percent at the time of marketing. Amenities include a clubhouse, fitness center, pool, business center, courtyard, BBQ grills, bike storage, assigned parking and detached garages. In-unit washer/dryer connections, walk-in closets and private patios or balconies are among the in-unit features.
Despite the property's proximity to CSU, student tenants accounted for less than 10 percent of residents, and all student tenants had guarantors. The property is a Class A garden-style community.
The property is accessible via Highway 287, Highway 34 and Interstate 25, providing connectivity to Denver and the broader Front Range. Residents are within minutes of Foothills Mall, The Pavilion Shopping Center and a range of retail and entertainment options.

Asking rents at the property as of mid-2026 ranged from approximately $1,900 to $2,000 per month for one-bedroom units, $2,050 to $2,100 per month for two-bedroom units and upward of $2,400 per month for three-bedroom homes. Regional multifamily cap rates in Fort Collins were tracking around 5.6 percent as of mid-2026, providing a benchmark for implied yield on in-place income.
