BGO and Harbor Capital Acquire 299,520-SF Class A Industrial Portfolio in West Houston
BGO has acquired Heritage West, a newly constructed, fully preleased Class A industrial portfolio totaling 299,520 square feet in Katy, Texas, within the West Houston industrial submarket, the firm announced June 23, 2026. The transaction was completed through a joint venture with Harbor Capital, an Austin-based vertically integrated industrial real estate investor and operator, with BGO holding a majority ownership stake.
Portfolio Overview: Two Class A Buildings in Katy, Texas
Completed in 2026, Heritage West comprises two front-load industrial buildings. Building 2 totals 90,480 square feet with 32-foot clear heights, while Building 3 totals 209,040 square feet with 36-foot clear heights. Both buildings feature tilt-wall construction, 59 dock doors, concrete truck courts ranging from 130 to 190 feet, 256 parking spaces, and 49 trailer stalls. The portfolio was 100% preleased at the time of closing.
The portfolio is located in West Houston with direct access to Interstate 10 and proximity to the Port of Houston, positioning it to serve the Houston metropolitan area as well as regional distribution networks connecting to San Antonio and Austin.
Deal Structure and BGO Industrial Strategies II
The transaction was sourced off-market in partnership with Harbor Capital and represents the third acquisition for BGO Industrial Strategies II. The deal was originally structured as a forward acquisition, providing BGO with exposure to newly delivered logistics assets at an attractive basis relative to replacement cost and recently traded stabilized industrial properties, the firm noted.
