Tekpoint GmbH Leases 23,175 Sq. M. at FOCUS Logistikpark in Nohra from PRODAC and BGO

PRODAC Industrial Real Estate and BGO have leased approximately 23,175 square meters of space at FOCUS Logistikpark in Nohra, near Erfurt, Germany, to Tekpoint GmbH, an international distributor and wholesaler of telecommunications and consumer electronics. Realogis brokered the transaction, which PRODAC announced Oct. 27, 2026.

Tekpoint will occupy two of the three units at the park.

Tekpoint Lease Details at FOCUS Logistikpark

The space leased to Tekpoint comprises about 20,674 square meters of warehouse space, 924 square meters of office and social space, and 1,577 square meters of warehouse mezzanine. The lease also includes 24 car parking spaces and eight truck parking spaces.

The 23,175 square meters represent roughly two-thirds of the park's total lettable area, based on the reported project size of about 34,600 square meters.

Lars Zimmermann, managing director of PRODAC Industrial Real Estate, said in the announcement: "We are very pleased to have secured Tekpoint, an established international company, as a tenant at FOCUS Logistics Park. The letting of two of the three units confirms both the high quality of the project and the attractiveness of Nohra as a location."

Property Specifications and Location

FOCUS Logistikpark, completed in 2025, sits on a site of approximately 55,000 square meters in the U.N.O. Business Park at Grunstedter Weg 7 in Nohra, between Weimar and Erfurt. It offers a total lettable area of about 34,600 square meters across three units. The park is adjacent to the DHL Freight Postal Center Nohra.

Key specifications include:

• WHG-compliant sealed warehouse floor
• Energy-efficient heating via heat pumps
• DGNB Gold certification

The park's proximity to the A4 and A71 motorways and to the Erfurt freight center provides transport connections. One unit with approximately 11,400 square meters of total lettable space remains available.

Parties Involved: PRODAC, BGO and Realogis

PRODAC Industrial Real Estate, based in Düsseldorf, and BGO, formerly BentallGreenOak, are the landlord and development partners for the park. Realogis acted as leasing broker. Tekpoint GmbH is the tenant.

Market Context

The lease comes as Germany's logistics market has shown firm occupier demand. BNP Paribas Real Estate reported first-quarter 2026 take-up of approximately 1.5 million square meters, up 30% year over year and about 3% above the 10-year average. CBRE reported approximately 1.3 million square meters of first-quarter take-up and said big-box vacancy had declined to 4.7%, while speculative construction was trending downward.

CBRE also reported average prime rents of 9.21 euros per square meter across Germany's five leading markets in the first quarter of 2026, up 4.1% year over year. BNP Paribas said prime rents across leading markets rose about 4% year over year, with average rents up approximately 5%. Nohra is not among the principal markets covered in those figures, so they do not reflect rents achieved in this lease.

With Tekpoint's occupancy, one unit of about 11,400 square meters remains to be let at the park.
