NEW YORK — Blackstone, One Wall Street, and Wells Fargo were among the honorees at the Commercial Observer’s 2025 Breakthrough Awards, held at 7 World Trade Center. The event recognized innovation across multiple real estate sectors, including residential and retail development.

Adaptive Reuse and Residential Real Estate

One Wall Street, a 1931 Art Deco tower in Manhattan’s Financial District, received two Tech & Innovation awards in the Residential and Retail categories. The property, redeveloped by Macklowe Properties, was converted from an office building into 566 condominiums, marking one of the Financial District’s first post-pandemic office-to-residential conversions. The project was also nominated for Adaptive Reuse Project of the Year, Retail Transaction of the Year, and Marketing Team of the Year.

Retail Real Estate Innovation

At the base of One Wall Street, the French department store Printemps opened its first U.S. location earlier in the year. The store’s collaboration with the building’s developer and residents was recognized with the Innovation in Retail award, shared with Printemps and Newmark. The award highlighted the project’s contribution to redefining retail engagement in mixed-use environments.

Blackstone and RXR were also finalists for their retail concepts inside the Starrett Lehigh Building, competing in the same category as One Wall Street and Printemps.

Capital Markets Recognition

Wells Fargo was among the firms recognized at the event, reflecting the importance of financing and capital solutions in supporting real estate redevelopment and innovation. Specific project details were undisclosed.
