The Bouwinvest Dutch Institutional Retail Fund has sold two retail real estate properties located at Steenweg 41–43 in the city centre of Utrecht to Caron Realestate & Management B.V., the firm announced February 17, 2026.

Property Details

The two properties sit on Steenweg, a street the firm describes as combining historic character with a strong retail position in Utrecht — one of the most attractive shopping cities in the Netherlands. Both buildings span three floors.

Steenweg 41 offers a total lettable floor area of approximately 215 square metres and is currently let on a temporary basis. Steenweg 43 provides a ground floor of approximately 114 square metres, along with a detached storage unit at the rear, both of which are let. Together, the two assets comprise approximately 329 square metres of lettable retail space, or roughly 3,542 square feet.

Steenweg's position within Utrecht's city centre makes it attractive to both established brands and emerging retailers, according to the firm's announcement.

In the transaction, the Bouwinvest Dutch Institutional Retail Fund was commercially advised by BRIKKS. The buyer, Caron Realestate & Management B.V., received commercial advice from KroesePaternotte and legal counsel from Westvaer Notarissen. No sale price or financing terms were disclosed.
