Edge Technologies Delivers 25,500-Square-Meter Eindhoven Office to Bouwinvest Real Estate Investors at 80% Occupancy

EINDHOVEN, Netherlands — Sept. 28, 2026 — Edge Technologies has delivered the completed EDGE Eindhoven office building to Bouwinvest Real Estate Investors, transferring ownership of a 25,500-square-meter, ten-story property at Stationsweg, immediately adjacent to Eindhoven Central Station. The Bouwinvest Dutch Office Fund, which acquired the asset from Edge in 2024, now holds the building as owner and landlord. At the time of handover, 80% of the space was already leased — making it the first large-scale new-build office development in Eindhoven since 2003 and the fund's first office investment in the city.
Tenants and Occupancy at Completion
Confirmed tenants at delivery include Deloitte, ING, Boels Zanders, WD-40, Sweco and AKD. Edge's own flexible workspace concept, EDGE Workspaces, also operates within the multi-tenant building, providing on-demand office space alongside the longer-term leases. Tenants received keys this week and will move into their spaces in phases. The building's entrance and shared amenities are scheduled to be fully operational from December 2026.
Bas Jochims, Fund Manager Dutch Office Investments at Bouwinvest, said the leasing outcome validated the fund's investment thesis. "The presence of major tenant names at opening confirms our earlier assessment: the demand is there when three conditions are met: a location at an attractive public transport hub, demonstrable sustainability performance and a level of amenities that genuinely draws employees to the office," Jochims said. "EDGE Eindhoven fully meets these criteria, and that pays off for our investors, the tenants and their employees alike."
The tenant roster spans financial services, legal, engineering and industrial sectors, a mix Bouwinvest said was intentional. Distributing leases across multiple occupiers, business sectors and lease maturities reduces the fund's exposure to any single tenant or industry cycle.
Building Design and Amenities
EDGE Eindhoven's ten floors are arranged around a publicly accessible atrium. The building includes a restaurant, meeting facilities, a coffee bar, an event space and a gym. Roof terraces have been created on several levels, and the design prioritizes natural daylight and views over the city. Parking accommodates approximately 200 cars and more than 600 bicycles, with charging points for both.
The wider EDGE Eindhoven development totals approximately 42,500 square meters and includes a residential tower with 175 private-sector rental apartments — a separate investment held by a.s.r. real estate — connected to the office building by a publicly accessible pocket park designed by landscape architecture firm ZUS. The residential tower is scheduled for completion at a later stage.
The office building was developed by Edge and constructed by VOF Lichthoven, a partnership between VolkerWessels companies Van de Ven Tilburg and Jongen. MVSA Architects was responsible for the design.
Sustainability Credentials
The building is targeting BREEAM Excellent and WELL Core & Shell Gold certification and is aligned with the Paris Climate Agreement. More than a quarter of the building materials used are circular, recycled or recyclable. The water system is designed to reduce drinking-water consumption by up to 40%, with collected rainwater used to irrigate the roof terraces, green walls and the pocket park. Solar panels are expected to deliver energy savings of at least 30%.

Market Context: A Divided Dutch Office Landscape
The leasing performance at EDGE Eindhoven reflects a structural divide that has emerged across the Dutch office market. The rise of hybrid working is compressing space requirements per tenant, pushing vacancy higher in secondary locations. At the same time, demand for well-located, high-specification buildings is intensifying. Eindhoven's office take-up reached approximately 11,200 square meters in the first half of 2026, up 33% year over year, while total available office space in the city stood at roughly 120,000 square meters, equivalent to a 7.1% vacancy rate. Prime rents in the central-station district held at approximately €265 per square meter per year, with prime net initial yields at 6.00%.
Office investment volume in Eindhoven totaled approximately €39.3 million in the first half of 2026, a relatively modest figure compared with larger Dutch markets, but stable yields and constrained prime supply have supported institutional interest in central, transit-oriented assets. EDGE Eindhoven's station-adjacent location places it within the Eindhoven Central Station and Knoop XL area, one of the market's most supply-constrained transport hubs.
For Bouwinvest Real Estate Investors, the asset adds exposure to a major technology and employment center while fitting the Dutch Office Fund's strategy of investing in high-quality, sustainable office assets in prime Dutch locations. The 80% occupancy rate achieved before the building was available for physical viewings during most of the construction period is, according to the fund, the clearest indicator that demand for this segment of the market remains intact even as overall office utilization evolves.
