Bouwinvest Real Estate Investors Sells Three Retail Properties on Amsterdam's Nieuwendijk in Portfolio Recalibration

2 min read

The Bouwinvest Dutch Institutional Retail Fund has sold three retail real estate properties on Nieuwendijk, one of Amsterdam's central retail corridors, to two separate buyers in transactions announced March 6, 2026. Nieuwendijk 92 and 94 were acquired by Stadsgoed N.V., while Nieuwendijk 107 — located in the northern part of Nieuwendijk near Amsterdam Central Station — was acquired by a private family office. Financial terms were not disclosed.

The dispositions reflect a strategic shift for the Retail Fund, which stated it is recalibrating its position within this area and creating room to allocate capital more selectively towards larger assets and retail areas where active value creation can be realized.

Property Details and Transaction Structure

The three properties are small-scale retail assets with residential units above. Nieuwendijk 92 and 94 together comprise approximately 445 square meters of combined lettable floor area. Nieuwendijk 107 is similarly configured as a small-scale retail property with residential units above, located in the northern part of Nieuwendijk closer to Amsterdam Central Station. Financial terms for all three transactions were not disclosed.

Cushman & Wakefield provided commercial advisory services to Bouwinvest on both transactions. Stadsgoed N.V. was legally advised by Hemwood, while the private family office was legally advised by Houthoff.

Strategic Rationale: Portfolio Optimization

Nieuwendijk connects Amsterdam Central Station with the Kalverstraat and functions as one of the primary retail streets in Amsterdam's city center. The fund noted that within the street, there are differences in scale, dynamics, and target groups — a distinction that informed its decision to exit the smaller-format assets.

With these disposals, the Bouwinvest Retail Fund stated it can focus more explicitly on locations where it can actively steer towards an optimal tenant mix, value creation for its investors, and further sustainability improvements. The fund described the sold properties as well suited to parties that see opportunities in small-scale urban retail real estate in prime city-center locations with room for local entrepreneurship.

Buyer Perspectives

Stadsgoed N.V. indicated that Nieuwendijk 92 and 94 align with its long-term vision for urban real estate, with a focus on quality, liveability, and the social value of inner-city retail streets. The firm described the acquisition as an addition to its existing holdings on Nieuwendijk, enabling it to play a more active role in that part of the street going forward. The identity of the private family office that acquired Nieuwendijk 107 was not disclosed.

Bouwinvest Real Estate Investors manages a range of Dutch institutional real estate funds. The Nieuwendijk dispositions are consistent with the fund's stated active portfolio optimization strategy, aimed at outperformance and strengthening the long-term resilience of its holdings.
