KNOXVILLE, Tenn. — June 5, 2026Brennan Investment Group has acquired a 202,000-square-foot industrial manufacturing facility in the Knoxville metropolitan area through a sale-leaseback transaction with Commercial Vehicle Group (CVG), the Chicago-based private real estate investment firm announced Thursday. The real estate acquisition, structured as a 20-year absolute net lease, underscores Brennan Investment Group's ongoing focus on securing long-term, mission-critical industrial real estate assets across the United States.

Deal Structure and Property Details

The industrial real estate facility sits on 42 acres within the Greater Knoxville industrial market and is 100% leased to Commercial Vehicle Group, a global manufacturer of commercial vehicle systems. CVG will continue to operate the site under the newly executed lease, which is structured as an absolute net lease.

The property offers direct access to Interstate 75, Interstate 40, McGhee Tyson Airport, and the Port of Tellico. Brennan Investment Group described the facility as mission-critical, noting it is one of only two CVG seating manufacturing plants operating in the United States. Brennan also cited the facility's excess land as a source of potential long-term upside.

Financial terms of the transaction, including the sale price, cap rate, rent level, and debt structure, were not disclosed.

"Given the building's functionality, excess land, and strong market fundamentals in Knoxville, we see this as a highly durable investment with long-term upside."
