Brennan Investment Group Acquires 225,000 SF Class A Industrial Real Estate in Nashville Submarket

GOODLETTSVILLE, Tenn. — Brennan Investment Group has acquired two newly constructed Class A industrial buildings totaling 225,000 square feet at 1022-1024 Louisville Highway in Goodlettsville, Tennessee, the firm announced April 8. The acquisition adds to the Chicago-based firm's Nashville industrial portfolio.
The two rear-load distribution buildings — a 123,000-square-foot structure and a 102,000-square-foot structure — were delivered in 2024 and are currently 30% leased to three tenants. The infill property sits 13 miles north of downtown Nashville and less than one mile from Interstate 65, providing access to Nashville's three major interstate routes and a large regional labor pool.
Property Features and Strategy
Both buildings are designed to accommodate up to four tenants each, with building depths ranging between 200 and 220 feet to allow for flexible suite demising. The facilities feature 30-foot clear heights, ample dock doors, and ESFR sprinkler systems.
Andrew Mazey, Brennan's Senior Vice President for the Nashville and Atlanta Regions, pointed to a shortage of infill shallow-bay industrial supply in North Nashville as a key driver of the acquisition. "Nashville's high barriers to entry and strong demographic trends have created a shortage of infill shallow-bay industrial supply in North Nashville," Mazey said. "Our ability to demise each building into smaller suite sizes will attract both last-mile and regional distribution users who have limited options for Class A space in the area."
Nashville Industrial Market Context
Kevin Brennan, Co-Founder and Chief Investment Officer of Brennan Investment Group, described Nashville as a key logistics hub. "Nashville is a key regional logistics hub, experiencing rapid population growth, rental rate growth, and one of the lowest industrial vacancy rates in the US," he said. "Given Nashville's strong demographics and high barriers to entry, Brennan intends to allocate additional capital to this region in the near future."

Brennan Investment Group's Portfolio
The Goodlettsville acquisition is the latest in a series of industrial transactions Brennan Investment Group has completed. In January 2026, the firm acquired a 10-building shallow-bay industrial portfolio spanning 482,312 square feet across New York, New Jersey, Pennsylvania, and Florida. That same month, Brennan acquired a 56,000-square-foot industrial facility in Cincinnati's airport submarket through a sale-leaseback transaction. In September 2025, the firm closed on a 1.3 million square foot industrial campus in northwest Houston.
