Brennan Investment Group Breaks Ground on 210,000-Square-Foot Class A Industrial Facility Near Nashville
Brennan Investment Group has commenced construction on a 210,000-square-foot, Class A speculative industrial facility in Whites Creek, Tennessee, the firm announced Sept. 9. The multi-tenant distribution building, situated on 17 acres approximately eight miles north of downtown Nashville, is expected to be completed in the second quarter of 2027.
Project Details and Building Specifications
The rear-load facility is designed to accommodate up to five tenants, with a 260-foot building depth that allows for demising options ranging from 27,000 to 210,000 square feet. The project features 32-foot clear height, an ESFR sprinkler system, concrete tilt-wall construction, and ample trailer and employee parking.
The site sits less than a half-mile from the Interstate 24 interchange at Old Hickory Boulevard, providing direct access to Nashville's three major interstates. Brennan Investment Group describes the location as one of the last remaining industrial development sites in Davidson County, citing high barriers to entry for new industrial supply in the urban core.

Brennan's Growing Nashville Portfolio
The Whites Creek development represents Brennan Investment Group's ninth investment in the Nashville area since 2021 and brings the firm's local portfolio to 1.5 million square feet.

Market Conditions Driving Speculative Development
Kevin Brennan, Co-Founder and Chief Investment Officer of Brennan Investment Group, pointed to Nashville's industrial market fundamentals as a key driver of the investment decision.
"Nashville is a key Sunbelt logistics hub, supported by rapid population growth, rental rate growth and one of the lowest industrial vacancy rates in the U.S.," Kevin Brennan said. "There are no Class A industrial options currently available to tenants in our size range within seven miles of this project. Nashville's industrial vacancy rate stood between approximately 4.8% and 5.2% in the second quarter of 2026, depending on the survey, with sublease availability at just 0.2% of the market — its lowest level in four years. Average asking rents for logistics space in the market ranged from roughly $9.46 to $10.85 per square foot on a net basis, reflecting year-over-year rent growth in the double digits by some measures. Smaller-bay industrial product under 100,000 square feet has commanded tighter vacancies and premium rents, with some core Nashville submarkets seeing small-bay assets achieve rents around $14 per square foot.
Brennan's demising strategy — allowing the building to be divided into bays as small as 27,000 square feet — positions the project to capture demand from mid-size tenants in a segment where modern, well-located supply remains limited.
Strategic Positioning and Outlook
The Whites Creek facility is designed to serve both last-mile delivery operators and regional distribution users, given its proximity to downtown Nashville and its connectivity to the broader interstate network. Brennan Investment Group has indicated it plans to continue deploying capital in the Nashville region, citing the market's population growth trajectory, constrained land supply, and sustained demand for modern industrial space as factors supporting additional investment.
