Brennan Investment Group has acquired two industrial outdoor storage properties in Austin, Texas, totaling 22,700 square feet across 8.04 acres, the Chicago-based private real estate investment firm announced Aug. 10. The acquisitions at 16445 N. I-35 and 13419 Immanuel Road add to Brennan's growing industrial outdoor storage portfolio in a market the firm describes as among the most supply-constrained for IOS assets in the country.

Property Details: Two Infill IOS Assets With Highway Access

The 16445 N. I-35 property consists of a 13,700-square-foot Class A industrial building situated on 3.40 acres. Built in 2017, the facility features 24-foot clear heights, nine oversized grade-level overhead doors, two five-ton cranes, a wash bay, and direct frontage along Interstate 35. The acquisition was structured as a sale-leaseback, providing in-place cash flow from closing.

The second property, at 13419 Immanuel Road, includes a 9,000-square-foot industrial building on 4.64 acres. That facility also features 24-foot clear heights and multiple points of access, and it accommodates a range of outside storage uses. Brennan said it plans to actively market the property during the remaining lease term to minimize downtime and capitalize on continued demand for infill IOS space.

Together, the two properties provide a combined 22,700 square feet of industrial building space with significant outside storage capacity. Both assets are positioned within established industrial submarkets with access to Interstate 35, SH-45, Highway 130, and MoPac.

IOS Demand Driven by Contractors, Equipment Users, and Construction Suppliers

Industrial outdoor storage properties serve tenants that require secured yard space in addition to — or instead of — conventional warehouse layouts. Typical users include contractors, equipment distributors, and construction suppliers that depend on the ability to store and stage materials, vehicles, or equipment outdoors. That functional profile, combined with limited land availability in infill locations, has made IOS assets a focus for industrial investors seeking properties with hard-to-replicate characteristics.

Both Austin sites offer fenced yard space, truck-accessible configurations, and proximity to major regional transportation corridors — attributes that IOS investors have increasingly prioritized as available infill land in high-growth metros has grown scarcer.

The two-property deal structure illustrates a dual approach: the I-35 asset generates immediate income through its sale-leaseback arrangement, while the Immanuel Road property is positioned for leasing upside as Brennan markets it to prospective tenants during the remaining term of the existing lease.
