Brixmor Property Group Acquires Four Shopping Centers for $164.3 Million in Second Quarter 2026

NEW YORK — July 1, 2026 — Brixmor Property Group (NYSE: BRX) acquired four grocery-anchored shopping centers for a combined $164.3 million during the second quarter of 2026, the company announced Tuesday, as the open-air retail real estate investment trust continued to concentrate its holdings in what it describes as high-conviction markets.

The acquisitions — spanning Long Island, two Texas markets, and the Florida Panhandle — add approximately 553,000 square feet of leasable retail space to Brixmor's national portfolio of 344 retail centers totaling roughly 62 million square feet.

A Historic Deal Structure at Mayfair Shopping Center

The largest of the four transactions was the $70.0 million acquisition of Mayfair Shopping Center, an approximately 221,000-square-foot grocery-anchored community center located in Commack, New York, on Long Island. The deal was structured to include approximately $30.5 million in operating partnership units issued by Brixmor Property Group and the assumption of approximately $30.5 million of existing indebtedness on the property.

The transaction represents the first time in Brixmor's history that the company has issued OP units to fund an acquisition.

Mayfair Shopping Center is anchored by Lidl, J.Crew Factory, PGA Tour Superstore, Planet Fitness, and Sephora. The property complements Brixmor's 13 other assets on Long Island. Brixmor cited below-market lease expirations, densification opportunities, and reinvestment potential as near-term value drivers at the center.

Texas Expansion: College Station and Houston

Brixmor paid $46.5 million for Jones Crossing, an approximately 163,000-square-foot grocery-anchored community center in College Station, Texas, home to Texas A&M University. The center is anchored by H-E-B and sits within approximately two miles of two other Brixmor properties and the Texas A&M main campus. The company highlighted approximately 15 acres of undeveloped land at the site as a source of future densification and reinvestment opportunity.

The company also acquired Vintage Marketplace, an approximately 72,000-square-foot grocery-anchored neighborhood center in the northwest suburbs of Houston, Texas, for $32.7 million. Anchored by Whole Foods Market, the property complements 26 other Brixmor assets in the Houston market. The company cited near-term leasing of vacancies and below-market in-place rents as value creation opportunities.

Florida Panhandle: Adjacency Play in Panama City

The fourth acquisition was Stanford Station, an approximately 97,000-square-foot neighborhood center in Panama City, Florida, purchased for $15.1 million. The property sits immediately adjacent to two existing Brixmor assets in the market: 23rd Street Station, anchored by Publix, and Panama City Square, anchored by Walmart.

Capital Recycling

Alongside the acquisitions, Brixmor reported $15.1 million in gross proceeds from the disposition of two shopping centers during the second quarter and $123.0 million in gross proceeds from the sale of six shopping centers during the first half of 2026. The company described its disposition strategy as harvesting value from assets where upside has been maximized and redeploying capital into clustered, higher-conviction positions.

"We've remained focused on putting capital to work in markets we know best, buying assets where we have conviction in both near-term opportunity and long-term upside," Horgan said.

Brixmor's portfolio includes properties anchored by national tenants such as The TJX Companies, The Kroger Co., Publix Super Markets, and Ross Stores. The company owns and operates open-air shopping centers across established trade areas nationwide.
