BTL Holding and TT Trade Acquire Vilnius School Building From 1 Asset Management Fund

UAB BTL Holding and UAB TT Trade have jointly acquired a 3,284-square-meter building on Šeimyniškių Street in central Vilnius leased to private bilingual school Saulės gojus, marking an exit for the Education Infrastructure I Sub-fund managed by Lithuanian investment firm 1 Asset Management. The transaction closed Sept. 10, 2026.

Asset and Transaction Details

The building, located at Šeimyniškių g. 21B in central Vilnius, is fully occupied by Saulės gojus, a private school that traces its origins to 2004 as Lithuania's first bilingual kindergarten. The institution expanded into primary and lower-secondary education and relocated to its current central Vilnius campus in 2019. The school continues to operate following the ownership change.

1 Asset Management's Education Infrastructure I Sub-fund acquired the property in late 2024 as the fund's first investment in education infrastructure.

Mindaugas Veselis, CEO of BTL Holding, cited the asset's fundamentals as the basis for the acquisition. "We see significant long-term potential in the education sector. Our decision to acquire this building was driven by its stable performance, a reliable tenant and an attractive location in central Vilnius," he said.

1 Asset Management's Education Infrastructure Platform

1 Asset Management is licensed and supervised by the Bank of Lithuania and manages more than €750 million in assets across niche asset classes including student housing, hotels, veterinary clinics, forests, education infrastructure, private debt, and capital markets. The firm launched its Education Infrastructure Fund in 2024 to invest in private schools and related facilities in Lithuania and other Baltic countries.

Ieva Belickaitė, fund manager of Education Infrastructure Fund, said the exit validates the firm's early positioning in the sector. Part of a Broader Exit Cycle Across Asset Classes

The Saulės gojus disposition is one of several exits 1 Asset Management has completed in 2025 and 2026 across different fund strategies. The firm's Airport Hotels Fund sold the Park Inn by Radisson Vilnius Airport Hotel & Conference Centre, located near Vilnius Airport. In May, the Airport Hotels Fund also sold the Hampton by Hilton Krakow Airport. In August, the IAM Luxury Hotels Fund signed an agreement to sell the five-star Grand Hotel Vilnius, Curio Collection by Hilton.

In 2025, 1 Asset Management expanded its operations in Luxembourg by acquiring a local fund management company, a move the firm said strengthens its capacity to work with international investors.

Growing Investor Interest in Lithuanian Private Education

The transaction comes as institutional and private equity capital accelerates into Lithuania's private education market. Tesonet, together with INVL Private Equity Fund II, has announced plans to acquire Šiaurės licėjus, a private secondary school. The international Spain-based education group Globeducate is separately acquiring the Karalienės Mortos school and the Vaikystės sodas kindergarten network.

The Saulės gojus building transaction illustrates a broader pattern in which education facilities — particularly single-tenant, fully occupied assets with established operators in urban locations — are drawing the same underwriting logic applied to other social infrastructure real estate: predictable cash flows, low vacancy risk, and durable demand tied to demographic and policy trends.
