Buchanan Street Partners Closes $14.62M Construction Loan for Las Vegas Retail Center

Buchanan Street Partners, an affiliate of Buchanan Street Partners, L.P., has closed a $14.62 million non-recourse senior construction loan to fund the ground-up development of a 32,000 rentable square foot neighborhood retail center in Enterprise, Nevada, the firm announced July 28.

The project, known as Blue Diamond & Durango, is located at the intersection of Blue Diamond Road and Durango Drive in the southwest Las Vegas Valley. Upon completion, the development will comprise six buildings — three multi-tenant retail structures and three single-tenant retail buildings — with approximately 1,000 linear feet of frontage along Blue Diamond Road, a primary east-west arterial in the region.

Tenant Mix and Pre-Leasing Activity

The retail center features a service-oriented tenant lineup that includes Angie's Lobster, Take 5 Oil, Pearle Vision, Diamond Dentist, Blast Swimming, and Children's Urgent Care, among others. The mix is geared toward daily-needs and family services, targeting surrounding single-family neighborhoods and commuters along Blue Diamond Road.

At the time of financing, 69% of effective gross income had been committed through pre-leasing activity, a figure that factored into the lender's underwriting of the project's construction and lease-up risk.

Repeat Borrower Relationship Drives Deal

The development is led by Mass Equities, Inc. (MEQ), a private-equity real estate investment firm with more than 16 years of active investing in Las Vegas neighborhood-serving retail. MEQ has developed, leased, and sold more than 40 retail centers in the Las Vegas market.

Site and Submarket Context

The Blue Diamond & Durango project is situated in Enterprise, an unincorporated area of Clark County that forms part of the rapidly growing southwest Las Vegas Valley. The submarket has absorbed significant residential development over the past decade, driven by large-scale housing construction and continued population inflows, which have supported demand for neighborhood-serving retail in the area.
