The property at 3-4-8 Shinmachi Nishi in Minoh City represents Cabot's entry into the Japanese logistics market as part of its strategy to invest in high-quality warehouse real estate across supply-constrained markets in Europe, the United States, and Asia Pacific.

Industrial Real Estate Property Details and Strategic Location

The four-story warehouse real estate asset, completed in 2021, features 12 dock-high doors with rear loading capability, an 18-foot clear height, 41-foot truck court depths, and 41 parking spaces. The building includes 40 electric vehicle charging stations, solar energy capabilities, and has achieved the Comprehensive Assessment System for Built Environment Efficiency (CASBEE) A rating, recognizing buildings in Japan that meet high standards of environmental excellence and occupant well-being. The property is fully leased to a single logistics firm.

Located within the Minoh Logistics Park in the Osaka Inland submarket, the industrial real estate facility sits within 25 kilometers of the Osaka Central Business District, providing access to approximately 19 million people in the Greater Osaka area. The building's proximity to the Shin-Meishin expressway offers direct connectivity to key markets including Nagoya, Okayama, and Hiroshima. The property also benefits from its location near Osaka International Airport, which handled approximately 90,000 metric tons of cargo in 2024.
