DALLAS — Cushman & Wakefield's National Industrial Advisory Group has arranged the sale of Wintergreen Distribution Center, a 754,822-square-foot industrial facility in Hutchins, Texas, on behalf of seller Cabot Properties. The buyer is a private real estate investment firm. The transaction was announced Aug. 31, 2026.

Cushman & Wakefield's Jim Carpenter, Jud Clements, Robby Rieke, Emily Brandt and Trevor Berry represented Cabot Properties in the transaction.

Property Overview: Wintergreen Distribution Center

Located at 1200 W. Wintergreen Road in Hutchins, Texas, Wintergreen Distribution Center was completed in 2018 and sits on 42.75 acres in the South Dallas submarket. The cross-dock distribution center totals 754,822 square feet and is fully leased to two tenants with a weighted average lease term of 5.3 years.

The facility features 36-foot clear height, 164 loading doors, 205 trailer parking spaces, 303 car parking spaces, an ESFR sprinkler system and LED warehouse lighting.

The property's location provides direct access to Interstate 45 via Wintergreen Road, with immediate connectivity to Interstates 20, 35 and 30. Wintergreen Distribution Center is situated 0.5 miles from the Union Pacific Dallas Intermodal Terminal, which provides intermodal access to the Ports of Los Angeles and Long Beach, and 2.5 miles from the second-largest FedEx Ground facility in the United States.

Broker Commentary on the South Dallas Market

"Wintergreen Distribution Center checked every box investors are looking for right now — full occupancy, a strong tenant roster, upside through rolling in-place rents to higher market rents, and a location in one of the most supply-constrained industrial submarkets in the country," said Jud Clements, Executive Managing Director at Cushman & Wakefield. "South Dallas has seen data center demand absorb millions of square feet of future industrial land, and that scarcity continues to intensify competition for well-positioned assets like this one. We're pleased to have guided this transaction to a successful close."

South Dallas Submarket Conditions

The South Dallas submarket recorded 7 million square feet of net absorption in 2025, the highest figure among Dallas-Fort Worth submarkets, while vacancy decreased 6% year-over-year to 11.2%. Data center demand has eliminated more than 20 million square feet of future industrial supply in the submarket, and the current construction pipeline of 1.3 million square feet consists entirely of build-to-suit product, with no speculative construction underway.

The broader Dallas industrial market recorded year-to-date 2026 leasing activity exceeding 40.2 million square feet — described as the strongest start to a year in market history — with year-to-date net absorption of 13.6 million square feet and an overall vacancy rate of 8.1%.
