Cabot Properties Sells 2.4M SF Industrial Portfolio in Dallas-Fort Worth and Houston
Cabot Properties has completed the disposition of an eight-building industrial portfolio totaling approximately 2.4 million square feet spread across Dallas-Fort Worth and Houston, the Boston-based logistics real estate firm announced Aug. 5. A private real estate investment firm acquired the portfolio. Financial terms were not disclosed.
The capital markets teams of CBRE, Cushman & Wakefield, and Eastdil Secured represented Cabot Properties separately across the transaction.
Portfolio Breakdown: DFW and Houston Assets
Five of the eight buildings are located in Dallas-Fort Worth, spanning the South Dallas, Alliance, DFW Airport, and Great Southwest/Arlington submarkets. Those assets total approximately two million square feet and carry an average vintage of 2015. The DFW properties include three cross-dock and two rear-load facilities built to modern logistics specifications, featuring 30-to-36-foot clear heights, 130-to-200-foot truck courts, ESFR sprinkler systems, and ample auto and trailer parking.
The remaining three buildings are situated in Houston's Northwest and North Corridors, comprising two front-load facilities and one rear-load property with an average vintage of 2022. The Houston assets total approximately 400,000 square feet and feature 32-to-36-foot clear heights, 130-to-315-foot truck courts, ESFR sprinkler systems, and auto and trailer parking.
Market Conditions Underpinning the Sale
Cabot Properties cited strong leasing and transactional momentum in both Texas markets as context for the disposition's timing. Dallas-Fort Worth recorded more than 9.5 million square feet of net absorption in the first quarter of 2026, including approximately 3.2 million square feet in North Fort Worth, according to CoStar data cited in the announcement. Houston posted 3.9 million square feet of net absorption during the same period, with approximately 880,000 square feet in the North Corridor and roughly one million square feet in the Northwest Corridor.
The portfolio's specifications — modern clear heights, expansive truck courts, and fire-suppression systems — align with features that distribution and e-commerce tenants have continued to prioritize in large-format industrial space. Sustained occupier demand and declining vacancy across large-format industrial product in both markets contributed to what Cabot described as a recent period of accelerated leasing and transactional activity.

The firm has invested more than $19 billion in logistics real estate since its founding in 1986 and has operated more than 1,750 buildings totaling more than 240 million square feet across the United States, Europe, and Asia Pacific.
Broker Roles and Transaction Structure
Cabot engaged three separate capital markets advisers — CBRE, Cushman & Wakefield, and Eastdil Secured — who represented the seller separately across the transaction. The buyer was identified only as a private real estate investment firm. No sale price, price per square foot, or cap rate was disclosed in connection with the transaction.
Outlook
The closing reflects continued buyer interest in institutional-quality, modern industrial product in high-absorption Texas submarkets. For Cabot Properties, the sale represents a capital recycling event following a period of active leasing and asset management across both the DFW and Houston portfolios.
