LONDON, June 10, 2026Cain, the global real estate investment manager, has entered the Italian market through a joint venture with Global Student Accommodation (GSA) to deliver a 561-bed purpose-built student accommodation (PBSA) scheme in Rome, the firms announced Tuesday. The project, located in the city's Prenestino district, marks Cain's first entry into the Italian student housing sector and advances the firm's stated goal of delivering 10,000 beds across major European university cities over the next five years.

The Rome development forms part of a wider mixed-use masterplan that incorporates residential, retail, and commercial space alongside landscaped public areas and civic amenities. Building permits have been secured and all environmental and archaeological assessments have been cleared. Impreme S.p.A. has been appointed as construction contractor, with completion targeted for the 2028/29 academic year.

A Strategic Expansion for Cain's Pan-European PBSA Platform

The Rome joint venture builds on Cain's existing pan-European PBSA portfolio of approximately 3,000 beds across UK Russell Group university cities, including Bristol, Leeds, Manchester, Liverpool, Nottingham, and York, with three schemes having completed last year. The firm's current PBSA portfolio carries approximately €1 billion in gross development value.

Arvi Luoma, Chief Investment Officer at Cain, said the living sectors represent one of the firm's areas of greatest conviction in European real estate. "Across the continent's leading university cities, demand for high-quality student accommodation continues to outstrip supply, while a new generation is placing greater expectations on how and where they live throughout their educational journey," Luoma said. "Entering Italy with a partner of GSA's calibre allows us to bring complementary expertise to one of Europe's most attractive markets and to continue scaling a platform with a track record across the region."

Oliver Cummings, Head of PBSA at Cain, pointed to Italy's structural supply gap as a key driver. "Italy is one of the most undersupplied student housing markets in Europe, with around two million students nationally, but only approximately 85,000 PBSA beds," Cummings said. "In Rome, PBSA penetration remains particularly low at around 4%, despite continued demand from both domestic and international students. Prenestino represents an opportunity to deliver a high-quality scheme in a well-connected location, alongside a partner with deep international operational and development expertise in the sector."

Rome's Prenestino District: A Mixed-Use Masterplan

Located in Rome's Prenestino district, the scheme is positioned within 30 minutes of Sapienza University, LUISS University, and Università UniCamillus. The site benefits from connectivity to these institutions as part of its broader mixed-use masterplan combining student housing with residential, retail, and commercial components.

The development has been designed around accessibility, sustainability, and shared community spaces. Amenities include a swimming pool, gym, concierge, and cinema, alongside a variety of room types. The project is targeting top-tier ESG metrics, including LEED certification and CRREM alignment.

Italy's PBSA supply-demand imbalance is among the most pronounced in Europe. With approximately two million students nationally and only around 85,000 purpose-built beds, according to figures cited by Cain, Rome's PBSA penetration remains particularly low at around 4% despite sustained demand from domestic and international students.

GSA and Yugo Bring Operational Depth to the Joint Venture

Rob Waterhouse, Transaction Director at GSA, said the Prenestino project aligns with the firm's development-led growth strategy in Italy. "As part of a wider regeneration masterplan, the project reflects GSA's commitment to developing institutional-grade assets that generate long-term social and economic value," Waterhouse said. "We're pleased to partner with Cain, who share our belief in PBSA as a resilient sector supported by long-term structural demand across Europe."

Upon completion, the scheme will be operated by Yugo, GSA's global operating partner, which already operates across Italy's key university cities.

Advisers and Next Steps

GSA was advised by Savills, Eversheds, and Chiomenti. Cain was advised by JLL, Gleeds, and Ashurst. Financial terms of the joint venture, including development cost, equity split, and financing structure, were not disclosed.

The Prenestino scheme is the latest step in Cain's platform-building approach to European student housing, with Italy identified as a priority market. With permits in place and a contractor appointed, the project moves into the construction phase ahead of a targeted 2028/29 delivery.
