Landmark Properties Acquires 642-Bed Domain at Oxford in Joint Venture with Liberty Mutual Investments and Peninsula Investments Group
Landmark Properties has acquired The Domain at Oxford, a 642-bed, purpose-built student housing community located at 2002 Oxford Way in Oxford, Mississippi, approximately one mile south of the University of Mississippi. The Athens, Georgia-based firm completed the transaction in a joint venture with Liberty Mutual Investments and Peninsula Investments Group. Walker & Dunlop brokered the deal, and TSB Capital Advisors Advisors assisted with financing.
Property Overview and Unit Mix
Built in 2016, The Domain at Oxford comprises 216 units across one-, two-, and four-bedroom floorplans. Each apartment is fully furnished and includes in-unit laundry, bed-to-bath parity, hardwood-style flooring, stainless steel appliances, granite countertops, and walk-in closets.
Community amenities include a clubhouse with a fitness center, golf simulator, study rooms, and a screening theater. Outdoor amenities include a resort-style pool and deck, basketball and sand volleyball courts, and recreational green space. The gated community offers 756 parking spaces.
Landmark's Expanding Oxford Platform
The acquisition of The Domain at Oxford is part of a broader cluster strategy Landmark Properties is executing along the Oxford Way corridor. Earlier in 2026, the firm announced plans to develop The Station at Oxford, an 817-bed student housing project on Oxford Way anticipated to deliver for the 2027–2028 academic year. Together, the two projects represent a significant concentration of Landmark-managed beds within close proximity to the Ole Miss campus.

Landmark Properties manages a portfolio of more than 115 residential communities across the United States, with approximately 76,000 beds under management and over $15 billion in assets under management. The firm also maintains an active development pipeline of more than 50 student and multifamily projects under construction or near-term start, with an estimated value exceeding $10 billion.
Capital Partners: Liberty Mutual Investments and Peninsula Investments Group
Liberty Mutual Investments, the investment arm of The Liberty Group, joins the transaction as a joint venture equity partner. The firm manages more than $125 billion of capital globally across liquid, credit, and alternative strategies. Peninsula Investments Group, headquartered in Miami, Florida, also participated in the deal, continuing its investment activity across Landmark's portfolio. Peninsula Investments Group specializes in student housing and residential acquisitions and has invested in more than 42,000 beds across more than 14,000 units in 22 U.S. states and the United Kingdom.
Ole Miss Enrollment Growth Drives Demand
The acquisition comes against a backdrop of sustained enrollment growth at the University of Mississippi. Ole Miss recorded total enrollment of 28,405 students in Fall 2025, up from 27,124 in Fall 2024, a year-over-year increase of approximately 4.7%. Since 2018, enrollment has grown by roughly 4,600 students, representing approximately 19 to 20 percent growth over seven years. The Oxford and regional campuses grew 5.2 percent in Fall 2025 alone.
That enrollment growth has outpaced the availability of both on-campus and off-campus housing. Preleasing for Fall 2025 at Oxford-area off-campus student housing reached 99.8 percent, compared with a national off-campus student housing average of approximately 72.7 percent. The gap between total enrolled students and available beds is expected to remain above 18,000 even accounting for planned on-campus expansions, according to local market data.
Prior to the Landmark transaction, The Domain at Oxford was refinanced in December 2024 with a $42 million first-mortgage bridge loan secured by the prior owner, Shore to Shore Properties, reflecting institutional lender confidence in the asset's performance and the strength of the Oxford student housing market.
