Camden Property Trust Acquires 320-Unit The Tyler in Gilbert, Arizona in CBRE-Brokered Deal

Camden Property Trust has acquired The Tyler, a 320-unit multifamily community situated within the Agritopia master-planned community in Gilbert, Arizona. CBRE arranged the sale, representing the seller, StreetLights Residential, in the transaction announced July 10, 2026.

CBRE's Asher Gunter, Matt Pesch and Austin Groen led the brokerage assignment on behalf of StreetLights Residential. Financial terms of the transaction were not disclosed.

Asset Overview: Class A Construction in a Mixed-Use Setting

The Tyler offers studio, one-, two- and three-bedroom floor plans across 320 homes within Agritopia's Epicenter district. The property holds a Fitwel certification, a global health and wellness designation.

Residences feature stone countertops, custom cabinetry, wood-style flooring, 10-foot ceilings, dine-in kitchen islands, built-in desks, in-unit washers and dryers, and private balconies. Community amenities include a resort-style pool with cabanas, spa and fireplace, a greenhouse-style coworking space and conference room, a demonstration kitchen, an outdoor entertainment paseo with grilling stations and media lounges, a fitness center, electric vehicle charging stations, bike storage, and a pet wash station.

The Epicenter district provides walkable access to more than 20 local retailers and restaurants, as well as community gathering spaces. The site also connects residents to Loop 202 and U.S. 60, offering access to employment centers throughout the Phoenix metropolitan area.

CBRE Broker: StreetLights Sets a High Bar in Gilbert Submarket

Asher Gunter, Vice Chairman and Managing Director of CBRE's Southwest region, pointed to the developer's construction standards as a key factor in the transaction's outcome.

The Tyler's construction quality, the finish level, and the intentionality of the design put this community in a category of its own within the Gilbert submarket," Gunter said. "The outcome of this transaction reflects the depth of investor confidence in both the Agritopia location and the StreetLights brand."

Camden Cites Sunbelt Growth Strategy in Acquisition Rationale

For Camden Property Trust, the acquisition aligns with the S&P 500 REIT's stated focus on high-growth Sunbelt markets. Camden owns and operates 176 properties totaling approximately 60,000 apartment homes across the United States.

Camden Senior Vice President Stanley Jones said the property met the company's acquisition criteria across multiple dimensions.

StreetLights Residential: Placemaking as Development Philosophy

StreetLights Residential, founded in 2011 and headquartered in Dallas, focuses on urban multifamily and mixed-use development and is recognized as one of the largest multifamily developers in the United States.

StreetLights Residential COO Case Killgore described the project as rooted in a place-making approach from the outset.
