CapRock Partners Breaks Ground on 483,128-SF Industrial Warehouse Complex in Sunnyvale, TX

CapRock Partners, a privately owned investor and developer of industrial real estate in the Western and Central United States, has broken ground on Clay Road Business Park, a three-building Class A industrial warehouse complex totaling approximately 483,128 square feet in Sunnyvale, Texas. The development, announced April 20, 2026, represents the firm's first ground-up construction project in Texas and is scheduled for completion in Q1 2027.

Project Details: Clay Road Business Park

Located at 101 Clay Road in Sunnyvale, the development will comprise three shallow-bay industrial buildings ranging in size from 124,800 to 203,000 square feet. The buildings are designed to serve a broad mix of logistics, distribution, and light manufacturing users, featuring 32- to 36-foot clear heights, ESFR sprinklers, ample power, dock-high level loading, and a combination of trailer and car parking.

The property sits approximately 15 miles east of Downtown Dallas and 35 miles from Dallas–Fort Worth International Airport, with access to Highway 80, described by the firm as a critical east–west corridor serving the DFW industrial supply chain. Neighboring tenants in the submarket include FedEx Freight, Lineage, Daltile, Pep Boys, and General Dynamics. Institutional owners with a presence in the area include Blackstone, Clarion Partners, Exeter, Goldman Sachs, and Prologis.

East Dallas/Sunnyvale Industrial Submarket

According to CapRock, the East Dallas/Sunnyvale industrial submarket has experienced significant tenant demand in recent years, driven by population growth, strong manufacturing activity, and increased preference for infill-adjacent locations with accessible labor. The firm stated that limited new development — particularly of modern shallow-bay product — has kept vacancy below long-term averages and supported healthy rent performance.

Founded in 2009 and headquartered in Newport Beach, California, CapRock Partners specializes in acquiring middle-market value-add industrial assets, developing large-scale institutional-quality Class A industrial warehouse facilities, and providing third-party asset management services for institutional investors. The firm's total investment and development pipeline has exceeded 35 million square feet since inception.

The Sunnyvale groundbreaking is part of a broader strategic expansion into the Central U.S. The firm currently has approximately 3.0 million square feet of industrial property acquired, under contract, or in development across Texas.
