Cardone Capital Acquires 282-Unit Orchid Run in Naples from Inland Real Estate in Berkadia-Brokered Deal
Cardone Capital has acquired Orchid Run, a 282-unit luxury garden-style multifamily community in Naples, Florida, from an affiliate of The Inland Real Estate Group of Companies, Berkadia announced August 5, 2026. Berkadia arranged the sale, with Senior Managing Director Matt Mitchell and Director Chris Burtner of Berkadia North & Central Florida representing the seller.
Property Details and Location
Completed in 2015, Orchid Run is located at 10991 Lost Lake Drive in Central Naples, adjacent to the Grey Oaks community and within minutes of Downtown Naples, Interstate 75, and the area's Gulf Coast beaches. The garden-style community comprises 108 one-bedroom, 126 two-bedroom, and 48 three-bedroom residences averaging approximately 1,040 square feet per unit.
Apartment homes feature gourmet kitchens with granite countertops, stainless steel appliances, nine-foot ceilings, walk-in closets, in-unit washers and dryers, spacious private balconies, and tiled walk-in showers with glass enclosures. Community amenities include a swimming pool and spa with private cabanas, a fitness center with a dedicated yoga and studio space, a clubhouse with a resident lounge and demonstration kitchen, a coffee bar, outdoor grilling and entertaining areas, a pet washing station, a car wash, and gated entry.
The property sits in proximity to major area employers including Arthrex, NCH Healthcare System, Physicians Regional Healthcare System, and ACI Worldwide.
Cardone Capital Expands Sun Belt Multifamily Platform
The acquisition brings Cardone Capital's portfolio to more than 14,800 apartment units and over $5.4 billion in assets under management. The Miami-based real estate investment firm, founded by Grant Cardone, said it is actively evaluating several hundred million dollars of additional multifamily acquisitions across its core Florida and Sun Belt markets.
"For decades, the best multifamily investments have been reserved for institutions. Our mission is to give individual investors access to those same opportunities," said Grant Cardone, Founder and CEO of Cardone Capital.
The transaction also includes 282 Bitcoin, continuing Cardone Capital's strategy of pairing institutional-quality multifamily real estate with long-term Bitcoin ownership.
Berkadia Cites Broad Investor Demand for Naples Asset
"Orchid Run is a high-quality asset in an excellent location that will benefit from Naples' sustained population and employment growth," said Mitchell. "The property generated significant interest from both institutional and private capital sources who saw meaningful upside potential in the asset and believed in the continued growth of the Naples market."
The Naples submarket is characterized by affluent demographics, a limited multifamily supply pipeline, and continued population growth — factors Berkadia cited as underpinning investor demand for the property.
Seller Background
The seller was an affiliate of The Inland Real Estate Group of Companies, Inc., a diversified real estate organization. The sale price, cap rate, and price per unit were not disclosed in the announcement.
